Recently been looking around some properties for own stay. Had a look at a few places and would appreciate some feedback from fellow forumers here.

Below are the choices :

1) Aetas Damansara
2) Bangsar Hill Park
3) Alix Residence
4) Allevia MK
5) Goodwood Residence

Not much of a budget constrain and more looking for feedback on overall pros and cons for each choices.

Aetas- above my budget, I checked out Lumi too for subsale but the finishing is a little questionable.. I am actually living at Tropicana Avenue so I can see aetas progress from where I stay

BSP - there will be one tower for rumawip and the other for sri pahang residents so not to sure how the environment will be like

I like Goodwood Residence's location but their layout unfortunately I find quite messy.

Why moving away from Tropicana Avenue ? Location not suitable for you ?

That's one of the reasons holding me back from BHP. Many uncertainty regarding the area. I asked the SA and they are not too sure what the plans are for all the surrounding blocks owned by the developer.

Budget under 2 mil. New units.

Yes. Been seeing the reviews but most are done by property agents so I take them with a grain on salt sometimes.

Prefer outside point of view with no vested interests.

Sometimes others might be able to highlight certain pros or cons that I missed out. So just getting some feedbacks.

AETAS look really atas.
though i am not too keen of that location. yes, next to Tropicana no doubt- but seems it is trap and every egress also heavy traffic.

Checked on Aetas and Allevia. Aetas is leasehold and I am not a fan on decaying lease but the layout and private space are impressive. Allevia is surrounded by built condos so you can expect relatively peaceful living environment unless a surprise on the MRT location. Congestion is well known for MK but compensated by its strategic location to practically everywhere.

Would you go for a MK unit that is a few years old? Allevia’s location is really not my cup of tea but they’re gorgeous units though.

Since there’s no HOC now, there’s not much incentive to buy something brand new unless one doesn’t have any capital or you really really like some feature of this development that isn’t already available.

Alotta bargains in subsale luxury market I’d say even completed unsold units. You could negotiate for some great deals.

Tropicana area is perfect for us but we needed a larger space and in fact bangsar south is super convenient for us as i work in PJ, Damansara, wife works at PJ33 which is 10min.. My parents are in Damansara as well and inlaws in Subang. So location wise, it fits the bill with its huge connectivity, we did the median price/rental research as well, one of the cons are like you said the layouts of the units but I feel Type C onwards are much better.

We've actually looked at over 20 props including both new and subsales, for MK I feel there are alot of options out there for nicer condos for own stay can look at mk10, Hijauan, Residensi 22 or Seni MK.. If you don't mind the jam and for a good deal can check out Aston Kiara 3, Ceriaan etc..

I like Allevia but like you said, the traffic congestion T_T

I noticed quite a few developers offering their own promos after the HOC. Like Alix Residence for example.

Yes been looking around at some subsales but with the promos offered by some developers, would be a better bargain.

Thanks for the info and feedback. Bangsar South is actually well located. Right in between KL city, Damansara, Bangsar, Bukit Jalil and Puchong. It's like in the middle of all those area which is quite convenient.

MK too many choices hahaha. Can be really confusing sometimes with the choices.

You’re in a very fortunate position as you have a really good budget for a unit. I’d be shopping around for something large, good build quality with views. Not many people can or will compete with you for a choice unit.

The only thing is the timeline for when you want to move in. With the deals by developers, there’s no hurry for you especially if you can wait for a few rounds of bad news.

Yup. Not much in a hurry at the moment. Still can look around. With the recent increase in interest rates and possible increase in the future again think would dampen alot of prospective buyers.

Sometimes you’d be surprised at the direction you take. Like you, I was shopping around in the MK, Tropicana, Damansara areas with half your budget no less! Ended up with a KL city unit instead.
