The only concerns are due to the mat rempit cuz it’s near to low cost area and it may lead to social problem.
Just like Aera residence. Got lot of mat rempit lepak at lobby n park.
I heard you already bought a unit here. What convinced you?
My top 3 factors are ;
1) Location = Currently I'm staying in Shah Alam, so it's quite convenient for me to go back to my fam's place using Kesas. It's easy for them to find me too, since this location is just off the mainroad. +Point on the location is because I'm used to hanging out around Subang/Sunway/MV area, so this location is in the middle of my go-to places.
2) Layout/Floorplan = Size and layout is about right for small fam. Each unit is abit more private since the units are not connected (left-right) except for Type C & D. So the only connected neighbours are below and above units. Each room also have windows facing outside so more sunlight/external view, rather than some condo that will have 1 of their room facing airwell/internal void.
3) Price = Due to my limited budget, this is one of the property that fits my budget.
Of course I also have my concerns.
1) Surrounding neighbourhood. They are slightly low-med cost so hopefully with the new township, the people around will act better.
2) Flood. Saw some posted that this area might be prone to flood when heavy downpour. So I hope the drain widening will prevent/reduce future floods.

Noticed that one of your preferences is the connectivity within the mentioned areas. Actually, there is a plethora of choices to select, tho, and it's within your budget. No harm go shop for more, including sub sales too. There is no need to rush for a property. Keep it in mind that it is a 35 years of commitment.
He's right.
If you have the budget, and if some of the factors are a dealbreaker/concern for you, then try looking at other options.
Just prepare 10% DP for subsales and another 15-20% cash for major overhaul/refittings (for >10yrs house) + some other related fees (Lawyer, etc).
