I really like the layout and connectivity. Easy access to subang/pj/old klang road. Also the potential of the township. But I’m a bit skeptical about the area. Should I gamble and proceed with Dwitara?

Dilemma as this is for my first house…

Don't gamble on property. If sceptical, would suggest to continue shop for more choices until you felt comfortable with it. Property won't go away anytime, as there are many great deals out there.

The only concerns are due to the mat rempit cuz it’s near to low cost area and it may lead to social problem.
Just like Aera residence. Got lot of mat rempit lepak at lobby n park.

Since you mentioned a word 'gamble' in your post.

Besides all the likes at the show unit, how well do you know your developer bhbuilder s/b (for this particular phase), its past contractors' relation in this industry?

This is not pocket land, its 70+ acre with mix (future) dev, its claimed township development by asia pac

How well do you know of the whole?

To me, i am having concerns on the neighbourhood as mentioned by you, those mat rempits and also the narrow roads. I find it tough to tolerate it if i were to stay theee for couple of years. There is a reason why the price is so attractive and competitive. But this is my preference, my preference does not necessarily work on you. Just make sure that you are making an informed decision.

Noticed that one of your preferences is the connectivity within the mentioned areas. Actually, there is a plethora of choices to select, tho, and it's within your budget. No harm go shop for more, including sub sales too. There is no need to rush for a property. Keep it in mind that it is a 35 years of commitment.

My top 3 factors are ;

1) Location = Currently I'm staying in Shah Alam, so it's quite convenient for me to go back to my fam's place using Kesas. It's easy for them to find me too, since this location is just off the mainroad. +Point on the location is because I'm used to hanging out around Subang/Sunway/MV area, so this location is in the middle of my go-to places.
2) Layout/Floorplan = Size and layout is about right for small fam. Each unit is abit more private since the units are not connected (left-right) except for Type C & D. So the only connected neighbours are below and above units. Each room also have windows facing outside so more sunlight/external view, rather than some condo that will have 1 of their room facing airwell/internal void.
3) Price = Due to my limited budget, this is one of the property that fits my budget.

Of course I also have my concerns.

1) Surrounding neighbourhood. They are slightly low-med cost so hopefully with the new township, the people around will act better.
2) Flood. Saw some posted that this area might be prone to flood when heavy downpour. So I hope the drain widening will prevent/reduce future floods.

He's right.
If you have the budget, and if some of the factors are a dealbreaker/concern for you, then try looking at other options.
Just prepare 10% DP for subsales and another 15-20% cash for major overhaul/refittings (for >10yrs house) + some other related fees (Lawyer, etc).

Developer have started to charge 1st milestone for Phase/Block2 and my progressive interest has started.
Any other owners of Phase2 here also the same?

i went to visit the sales gallery. love the type d layout and what's offered at that price range.
i headed over to xpark after for lunch and yumcha. there's a 'kopitiam' with taichow food. boleh tahan. pleased to know badminton courts are also available.

what's given by the developer is pretty impressive. not to mention there's a 9% rebate. would have signed on it immediately ystd if not for the surrounding areas.
i didn't love or think i can tolerate the experience heading in and out.
those who are light sleepers would probably hear the azan from the masjid. was told the masjid is quite a distance away but the speakers are never soft in volume.
was also told the place will be more developed int time to come but how la? so many PPRs and warungs not to mention make-shift stalls. kerinchi vibe wey.

there will be future developments within the 73 acres and i think that means putting up with the construction works for many years to come.
the smaller units are sold out so there are only a few type d for sale currently.

another launch coming up in a few months, with a slightly larger layout than this type d.

very happening la that taman medan... but that's not the kind of happening i appreciate haha. for me, it's 'more happening' than kerinchi.
and if using connectivity as one of the selling points, then this location may very well be similar to bangsar south/ kerinchi.
