The place is far away from Anggun city , how can it command such pricing is beyond me . I am commenting as a 26 years Rawang resident with two props here .

Find something closer to Anggun if you so wish to buy a prop here . Saves you a ton of time if you want to get to the toll as well .

Majority chinese in anggun city , however aeon anggun has a malay majority.

If you’re talking about housing near Anggun , then i am not sure , as it could differ from project to project .

I dont think 663k for a terrace is cheap . For example , the phase one scientex anggun subsale is going for 560k , located right in the heart of Anggun . However their quality is questionable.

1- That is where you’re dead wrong , the double storey terraces in Anggun 3 are selling at 600-660k . Way better location as compared to Templer residences and same if not better quality .

Now , before you say : “ but thats not a new project “

2- Scientex Phase two , which is a new project directly beside Anggun 1 , behind Honda , on the “primest” of prime lands here . Sells for 440k . Ask me how i know ?

So you’re telling me that i should pay 220k more to live close to the cemetery and be miles away from prime Anggun ? Just for “quality” ?

There i said it , it is clear as day as to who is the uninformed about the prices of this location .

And no , folks interested have already bought in because this project has been sold out since very early 2021 .

*edit : just thought of something really funny , templer residence doesn’t even have an “exit” to emerald west / anggun . Yet you’re criticizing Anggun 3 . I guess have to find something to fault la right ? As your previous argument was debunked .

This is the part that you are objectively wrong , which i proved with post #27 . The main point is paragraph 1- from my post#27 . The scientex example was just a supplementary point to my argument . You are focusing on my scientex example while i am focusing on your statement above .

You said that you can't get a DST at that range from HBL at Anggun , but Anggun 3 proves you wrong , get it ? ( To add in just because : Bayu Lagenda YKT is even lower , at 550k )

Your refusal to admit that you're wrong and pivoting to "exits" suggests you being hypocritical and unwilling to accept that one of your statement has faults .

As of -right now- , Anggun 3 and Templer residence does not have "exit" , saying TR will in the future does not make your argument better . In future i say myvi can fly also can lar .
