 WTA Quit Rent (Strata)

Hi guys;

I have question regarding strata property (landed house).

Quit rent is charged bases on share unit or parcel size?

This year quit rent is rm650++ for a 1500++ sqft house.

This property is in Johor btw.

I actually have read the article, not much mentioned about the calculation

My jMB is quite dodgy on the issue, insist that the calculation for quit rent is based on share unit, not on parcel size.

The land office is kind of irrelevant here as they charged it based on master title size.

My question is the basis calculation using share unit is the correct method for a quit rent?

I know share unit was used for charge of sinking fund and maintenance fee.

If your jmb / mc used share units as a base for SF and maint, I guess is the same for Quit rent.

Thanks for formula. I think they use the same one.

In my case, individual strata title is not handed over yet.

Also mentioned in my SPA

(1) The Purchaser shall be liable for all outgoings including quit rent, rate, tax, assessment and other charges in respect of the said Parcel as from the date he takes vacant possession of the said Parcel or from the date the said Parcel is transferred to the Purchaser, whichever is earlier.

Does it mean quit rent should be based on parcel size only?

Not based on this clause, it just uses "Parcel" to mean unit ownership, doesn't mean that they must use parcel size. SPA clauses don't cover how to divide payment of quit rent for Master Title.

The Quit Rent is under the jurisdiction of State, you may want to reach the Johor's state circular on this matter. At Johor, they are using % on the value of the property as of year 2013.

do you mind to tell what about assessment ?

because i think your quit rent quite high...

my condo in kl, quit rent less than RM100 per year, but assessment is ard RM650 per annum.

Hi, may I check with you how much is the quit rent DBKL charge? And assessment RM650 i guess your property is residential title, am I right?

Please share with me if you don't mind, as info for quit rent and assessment rate is very limited online.

Assessment rate = cukai pintu = cukai taksiran, if i am not mistaken. Just for those who confused by these term

Thank you so much for the info. As I know, quit rent and assessment rate doesn't related to freehold or leasehold, but related to residential or commercial title under HDA. Yours quite rent is considered cheap, assessment rate is 4% of annual rental value for residential, and 7% for commercial title under HDA, so i guess your project should be residential title project.
