According to construction.
1 level around = 10ft.
+ the layer between the floor, i agak agak 2 ft?? or any pro who work in construction can clarify this??

120m = 393ft

Must salute the skill of the drone guy who is able to select the hieght and orientation to "skip" the two largest stone gardens of this area.

Mutiara Sentro has really shielded Ceras stone garden view.
So for north-facing unit pickers, this height and orientation will suit as reference only.
For higher units(where is drone can't reach), good luck to you.
If the shot angle is taken at a point (further towards the right closer to Desak Aman), more stone greenary should be revealed.

Meanwhile, as for west-facing unit pickers, this height and orientation of the drone view is wisely pickeing EkoCheras building to sheild from the stone garden near Conaught.
Good luck to higher unit pickers too.

What l can deduce is that the drone guy is taking the shooting with the best angle, orientation and height that avoids stone gardens for reference. It does help those who are able to choose their units within the orientation, height and angle.

So, if potential buyers have drones, pls do your own shooting as well. This shooting serves as "second opinion".

Masim built walking brigde at Majestik Masim.
So, Risen buyers are highly suggested to try luck to tekan/tegur/tikam the Masim to build a connecting bridge from the existing bridge to Risen itself, without having to exit the main gate.

The dev may reply, it's already so close, no need la.
Buyers tell them if it is so close then the cost should not be that high...

With a semi dedicated bridge, residents will feel more convenient to use the bridge, saving hassle to walk-up/down the bridge and avoiding from being hit by vehicles...

Jalan Cheras is already very congested .. The building also near the the roundabout and that it will worsen the congestions next time..

Imagine a 500m away reaching home need about 30 mins

Not to mentioned one lane will be closed during evening rush time from the roundabout toward Cheras, good luck to purchasers but again the another 3-4 years headache

The blue circle flat going to demolish too, it will build the service apartment also. It might block the city view.

They also will build the houses to replace for all flat owners.

Quite uncertainty about the supply. For for rental investment, the question will come to the mind of the tenant, why I want rent the house here and yet I can get at Maluri area.

Sunway Velocity far more happening than EkoCheras.

And those redeveloped land are freehold land. And the price psf shd be similar to maxim risen. as far as i know the one inside the landed terrace area is selling similar psf. Hence u c why maxim is working so hard to sell their project now. once the other remaining project launch maxim risen will be at disadvantage due to leasehold and similar psf price

In fact, the brochure l received did not have the smallest units.
Have to ask them to dig then only they provide.
Perhaps they were "hired" to sell those bigger units.

Dont blame agents, all the type A taken by developer before launching, developer planning to hold the units and resell again with higher price.

They use the lower price to lure customer in first place but sell type B and C during launching.

To add a little specific for this forum, the smallest typeA is about 7% of the total units of Risen(first page info). From the volume point of view, it is "under support". Agencies are hired yo market the 93% of the population, ie the larger unitd.

Several SAs might be pissed off when ppl like me is asking excessive questions about typeA.

Ask the Majestic Maxim purchasers, later stage buyers got discounts and lucky draw.. got cash, TV etc..

By time Risen complete opposite residence already aged unless owner willing to refurbish the unit regularly also given the fact the condition itself when VP will really take a lot afford to ensure adequately presentable years down the road.

Eventually the same will be the same for Risen, regular maintenance and upkeep are utmost crucial to maintain if not increase the overall MV

More and more nice coffee house mushrooming around Cheras Midah here. Some really hidden like this 1 red brick corner coffee house. Really relax environment, surrounded by greenery and nostalgia old shoplots. Many young people love to hangout here. Quite crowded.

No need go so far to mont kiara, Damansara or pj area.

Pros
1. there is no price variance between each levels unlike some other condo. with the exception of additional parking space.
2. 819sqft=RM250+ maintenance @ 31cents
3. "near" MRT station
4. matured neighbourhood
5. side by side parking for 3 rooms

Cons
1. not much of a view because surrounding is blocked by ekocheras, mutiara sentral, 15 story hotel along the road and upcoming next door flat turn into condo too*(speculation considering the age of the desa aman flats).
2. some tandem parking units
3. unknown security type (like 2,3 tier security)
4. Noise pollution if you stay relatively low/near to the main road

Yes, should be neighbours Taman. I always go between Taman Midah and eko leisure mall area. Coz found this coffee house.. When I went wrong way and deep inside found it in small shoplots area surrounded by landed houses.

developer is so far so good as previous projects are able to complete in time but nothing to shout about. Appreciation won't be much as price is quite peak at that area. Rent is can rent but expect to cover some.

u can expect train frequency around 6-10min until midnight plus some track maintenance work once every few weeks after midnight

Not all cheap project will be good. It is cheap for reasons. This developer, I heard too many stories on all their previous projects and how the owners suffer now and gave up or cut loss on thier props. Anyway, no risk no reward. I do hope this proj can change the image of this developer.

Be careful and better think twice before placing your booking fees for this project. I am one of the buyers who booked and canceled one of the units 4 months ago. I still have yet to receive my refunds up to this date. Trying to get an update from the sales agent but he just keeps stalling on the promised deadlines.

This project is under Maxim, the developer behind The Address, Taman Desa? If so, don't bother with this developer... Straight out of nightmare. I'm one of the owners of The Address. They are pure bad.

My complaints are mostly on the common areas. I call this the bare-minimum developer. Every provision by definition is the lowest specs, and adhering to the lowest requirement.

Common Areas
- Defects post VP are horrendous.. Chipped windows are not replaced. Paint stains are all over the place, facade wall, floor, internal wall, not bothered to clean/rectify since Day 1.

- Lift breakdowns are a weekly affair. 2 + 1 service lift serving each block of 188 units. Bare minimum specs.. Floor 1, 2, 3, 5 and 6 have 2 lifts. Floor MA, 1A, 2A, 3A, 4A, and 5A only served by the service lift. During day time when renovation works are heavy.. for the latter floors, you will wait 10-15 mins for the lift, and then share the lift with contractors and equipments.
- Entrance boom gate breaks down twice a week.
- Broken mirror at the lobby area is not replaced since day 1.
- Wall cracks are not fixed since day 1.
- Chipped tiles are everywhere, even in the swimming pool and surrounding area. Imagine when you are bare footed.

In the Unit
- 163 defects reported from my 1,118 sqf unit.
- Walls are uneven, and when this is raised, they claimed this is an acceptable standard, so they won't fix it.
- Window provided is the traditional 8 blades window.. bare minimum spec..
- Windows and door frames are badly chipped. Like someone used it to test their sword. It's fixed by.... sanding (scratches on the surfaces are visible now) and using silicon to even it back (outcome is poor).
- Finishings are poor.

Management Office - still under developer after 15 months.
- Maxim owner, the Tan Sri, has an unit at the top floor. He changed his facade during renovation, and his carparks are the only ones located at ground floor.
- 15 months since VP, JMB/ MC is not formed.
- MO is not responsive to email, 6 emails and none replied. There is a RM200 non-refundable admin fees for renovation permit application. Another RM2,000 deposit took them 6 months to refund. Move-in furniture, another RM50 non-refundable fees.
- Cleaners are loitering and don't bother cleaning.
- Waste bins are cleared only when complained to.

I have a client in Mizumi Kepong, under the same developer.. Common area lighting fixtures.. They give fluorescent lights... It's a 300k+ unit, but still... wtf..

Same for The Address, the scanner... doesn't work 50% of the time, most of the time, the guard opens the barrier for us.. The next property management is gonna take up a lot of shit.

Give you free, you also need to pay service charge... lol.. Update.. MO formed the JMB, without calling for AGM... Is this possible? No committee from owners also.

Despite almost fully sold(except a few units), the project status is lewat (refer to section D) as of 5 mins ago.
