oh yeah... now both side can get more jam together.... lolz.... small little land there also can sumbat another twin tower... even with mrt... the jam in cheras doesnt seems reducing also....

good luck for those using jalan cheras to KL in the future.... with ekocheras... arte and this... ong ong lai arh....

Well based on news reports... Actually MRT riderships reduced after the discounted period ends 😊😊

And since few times already broke down.. People already have some negative feels...

So back to old style.. Use own car...

Government should start banning any housing project that exceeding 25 storeys in KL.
It is ridiculous, we are not HK.
Make KL a better city, not a higher density city.

developers need to look after its land cost, building cost, brown envelope, profit margin, social responsible cost also.

30yrs ago, built 20storey also can make money.

today, build 40storey also cant make money.......

Less than 25 storey price sure expensive. You sure ppl can afford such luxury low density building?

The game plan now is to do smaller size and squueze in as many units as possible. So that price look affordable.

Latest trend is high density projects with smallest units to make it affordable to the mass...

And since gomen ban RM 1mil above pricing, we can expect more & more high density with price below 1mil..

Guys the ban is inclusive of serviced apartments which are majority of new highrise projects today in KL.

However, many projects have been approved... just waiting for good time to roll out.

The shoplot by aman elite is of a different land plot. Suspect this project is the green area slightly north just beside the cheras roundabout, which was recently nicely fenced up, so it will be at directly the opposite end of the roundabout from ahteh.

If three projects along this Jln Desa Aman 1, especially this project with 1k units, l could imagine cars being parked along this road... Thus the roadside hawkwers have no more place to do biz.... One of the stalls is my favorite roasted duck....

One thing is that the food court is hardly fully tenanted (correct me if l am wrong). Understand there are reasons behind. This food court looks like underperforming.

Anyway, personally, l prefer to see this food court to sustain there..

existingly ppl always use this road to skip certain jam on jalan cheras directly to leisure mall... with so many developments going on... it wont be a road for skipping jam anymore... will just jam all the way to leisure mall and to taman segar... lolz

Nevertheless one tower(54 floors) seems taller than the other(47 floors). Curious why aren't the same height..

Here are my observations and predictions just for reference.
No need to agree.

North facing (KL facing)
(a) Possible KL city view at high floor
(b) Exclusive stone garden view if Mutiara Sentro cannot block it
© MRT3 track
(d) Possible future redevelopment of the adjacent walkup apartment

East facing (Bkt Segar)
(a) Most green view (amongst 4 sides) with hills. Occasionally can see mist after rain.

South facing (Leisure Mall)
(a) Overall nice Ceras south view with MRT track
(b) Corner unit - traffic view and vehicle noise
© Corner unit - see flash flood below the MRT stn

West facing (EkoCheras)
(a) Pool view
(b) Traffic view with vehicle noise/honk/ramp and MRT1
© Sunset warm
(d) potential stone garden view at Conaught

Other general challenges
(a) Block A with 54 floors sharing 6 lifts. Imagine if lifts stop every alternate floors during peak hrs.

To those who plan to buy, it is highly suggested to visit this place specially in the morning and sunny afternoon.
Try climbing up nearby building to gauge the view, .
Afterall, it's your hard-earned money.

That piece of land so tiny, and yet the road is so small have to cater over 1,000 units. Pity those landed owner nearby .

But cant blame where everyone is trying to leverage on the MRT. Anything near MRT, built!

Next time the landed residents have to compete with the Risen residents to use those narrow lanes for entry/exit. Stressful.

This piece of land are fronting Jalan Cheras while landed residents will have ingress/engress on the inner road, anyway impact still when they pass by this 2 lanes road to head toward Cheras Business Centre onward to MRR2 / Loke Yew

Hmmmm driving toward Connaught/SUKE indicated in arrow unless dual access for this project one from main road and another from inner landed road

The innner landed road will only lead to Leisure mall or Tmn Segar. Can't directly exit to Jln Cheras except at the small intersection at Jln Mutiara Timur.
Either route, Desa Aman residents will have to share/compete it with Risen drivers, thus adding stress.

the redeveloped apartment project showroom is located at Ikon connaught. As far as i know the resident there have ady chosen the unit. Pay them a visit after u visit the maxim risen showroom. before u make ur decision.
