 Condominium water leakage bypass few floors, 29th floor leak to 25th and 26th

Hi guys, let say I live at 29th floor. my neighbour that stay 25th and 26th lodge a complain saying that their bathroom ceiling experience water leaking. Management said they did ask floor by floor to stop using their water and now finally rectify the problem is coming from my unit.

So I wondering whether water leak can bypass few floor and go to three and four floors below me?

Depend on how the water piping was design

Some follow even floor same pipe some odd floor and some maybe a few floor

Thanks for helping roadwarrior.

If that’s the case then I think most probably just hire plumber to check the source of leaking as management mentioned that I need to fix all the floors below me as well.

Yes. Usually plumber skilled with condo can easily tell where/who the problem is and fix it for you

Possible. Ask a specialized plumber to do a colour test. Put colour water (using those food dye) at the leaking points to see if the 25th and 26th floors detect the colour.

Internal leaking will take few days to clear even after turning off the pipes. Unlikely your unit.

When 25th turn off, is still leaking Then 26th turn off and 25th turn on, is still leaking. After, 25th and 26th turn on still leaking. So if you turn off and the below units turn on, still leaking, then ?

Is there any unusual reading in your water bill for the past months compared to the time you moved in ?

You can repair if you want, but what happens if it didnt stop the leak ? If the management is sure, I will ask the mgmt or the affect unit owner to pay first and if there is no future leak, then I reimburse them.

Water will enter the nearest available gap and your unit leaking to 2 floors below is unlikely the directly below unit not affected.

Or you can check whether the entire external wall from your unit to the affect unit is wet on a hot day.

Very rare case , I”m keen to know the final outcome as well.

I also concur, highly unlikely the leaks can by pass the floor in between.

There are 3 types of water piping only.

Cold water - no way will vertically drop across because each unit will have their meter installed. The piping will enter the unit horizontally from the riser room.

Sanitary plumbing- yes, will drop vertically but sound very illogical the leak at floor below can by passed so many floors.

Rain water down pipe - yes, will drop vertically also & sound illogical as well if the leak can by passed so many floors.

Another possibility will the water proofing failure & causes the water leakage to floor below , also sound illogical it can bypass so many floors in between.

Meanwhile , check the background of the unit in between . Are they some one within RA or MC ? It is easy to make allegation by non-technical background ppl . On your side, the easiest way, ask your plumber / contractor to carry out the ponding test at your bathroom / wet area. The test will immediately proof their allegation is valid or not valid . Most of the time , the MO or MC ppl are just “postman” trying their luck to shoot out allegation without basis.
