If you compare this project type A layout with others, the width of the living area/balcony is wider compare to most of the condo.

Let’s take an example of 1000sqf condo, usually the dining area will be closer to the entrance while the living room is at nearer to the balcony. For this project, the living room and dining area is somewhat “combined horizontally” & its closer to the balcony. With this kind of layout, you will get to enjoy the longer balcony/window and sun light.

Usually these kind of layout only applicable to larger units such as 1300 and above. For the best comparism , check out skyvogue layout , Type A 1085 and type B 1300. Try to notice the dining and living area

The architect of this project able to do it with 1050 sqf. But some don’t like it as you will have to go through a longer hallway like hotel.

As for the invest unit or own stay unit, I think woolei answered most of it. On top of it, those project consist of 1 bedroom unit/studio/loft/duplex is mostly investment unit.

Try being locked up again during pandemic with 2 children and a grumpy wife in 1k sqf. I think there is more appreciation of space now for mental health and being able to disconnect from others. The number of divorces post Covid continue to escalate as well as the number of babies.

Yes this. These horizontal layout arrangements are very much desired with ample windows letting in sun light. It makes the dining table functional as an office even where you can watch TV at the same time. Also is ideal for entertainers and hosting friends.

Really, I fully agree with you. Sometime, we prepare extra space or extra resources as a buffer or insurance for potential usage/emergency need, as a result, we need to pay additional fees for this.

Guest room might be used once in a year, yet, we pay maintenance fee monthly

I’m bought a subsales 2 years back . Located at Sentul east .

Name of property is The Saffron.

Bought it because my wife doesn’t drive and this place is surrounded by public transport. But ended up she’s been working at home most of the time since mco .

Gotta be realistic about how often or necessary a guest room is. They’re starting to fall by the way side and are used primarily as a study with backup for sleeping if needed. Placing a large queen bed in a room that is hardly used is not efficient in today’s world. If you need a multi generational home than plan accordingly.

But the typical 3 bedroom flat suits a couple with 1 or 2 kids for at least 5-10 years.
