This type of layout even the smaller ones would be fabulous in a much better location.

Try being locked up again during pandemic with 2 children and a grumpy wife in 1k sqf. I think there is more appreciation of space now for mental health and being able to disconnect from others. The number of divorces post Covid continue to escalate as well as the number of babies.

Yes this. These horizontal layout arrangements are very much desired with ample windows letting in sun light. It makes the dining table functional as an office even where you can watch TV at the same time. Also is ideal for entertainers and hosting friends.

Gotta be realistic about how often or necessary a guest room is. They’re starting to fall by the way side and are used primarily as a study with backup for sleeping if needed. Placing a large queen bed in a room that is hardly used is not efficient in today’s world. If you need a multi generational home than plan accordingly.

But the typical 3 bedroom flat suits a couple with 1 or 2 kids for at least 5-10 years.
