 Buying Top Floor Condo, Please share your experience

Currently considering to purchase a brand new top floor condo for own stay.
At 46th floor, with full seaview which my wife loves. Only concerns are on the potential top floor problems - roof leaking & potentially high temp due to the full sun exposure on the top floor.

Here are some of the questions we have in mind,

The developer is a well established company and so we’re hoping that the leaking problem could be minimised?

Secondly, directly above the unit is also where the water tank is. Not if it helps to block away some heat? Or it will become a heat tank slowly releasing heat thru out the night?

Thirdly, the unit is close to the sea, so it’s naturally windy. Not sure if it helps in blowing away at the heat.

Would appreciate it if anyone with the experience on top floor living could provide some insights. Thank you so much in advanced!!😊

Afaik roof leaking issue is management covered.

Ah 1 thing is water pressure will be low since tank is directly above u.

Only problem is that the unit is still under developer, so no viewing allowed (at least according to the agent)

Not a problem. Condos (even rumaweep like mine) pressurise the water, i'm very close to top floor and the pressure is strong enough to burst hoses if main valve kept wide open.

Tank above might have some water filling noise. But as long as ur faraway from the M&E room/pump itself it is not that annoying. Ur unit shaded by tank will be cool, water itself can absorb all the heat (all the 4.2 J formula things eg soaking a metal pot in water can cool down drinks in no time) and water leak is JMC maintained.

As for leaking, no developer can guarantee it wont happen, including interfloor leaking.

For heat, a higher hp AC can counter it. Heat doesnt only come from the roof. If the unit have more exposed walls, it can also generate heat inside.

don't overly rely to the developer's reputation in hope you're lucky that your unit won't get effected by water leaking, it's your own risk to take. and top floor has lift issue, need to wait longer than lower floor, if no electricity or lift under maintenance, then it's a really huge problem for you

look down cant even see anything..

If the swimming pool high can lah atleast got sexy amoi to watch right?



Oh yaa i cant imagine if the elevator rosak or electricity out u die lah either stay home dont go work/out or walk down stairs.

new high rise buildings now have genset la for the elevators. not a problem if no electricity.

elevator rosak have to be really unlucky that all the elevator rosak at the same time.

Oh didnt know that.
My place no fixed genset, if got problem they will get a mobile genset if necessary.

1. Top floor have less problem to deal with then lower floors, leaking roof is easier to settle then annoying upstairs neighbour jamban leaking

2. No worries about water pressure, booster pump is cheap and efficient, if required

3. NO worries about heat, you can always put in plaster ceiling and rockwool for insulation, can settle

4. What I wouldnt do is have the water tank DIRECTLY above the unit.... risk of leakage is amplified, disturbances, and a super duper heavy thing right above me, i dont liek it

This unit is the only developer unit left, which requires less cash upfront. Which is also one of the reason that we are considering this unit. But if we pay the price in the long term, then it will not be worth it.

Anyone here with actual top floor living experience?

I haven't been staying in highest but level 42 the max I have been. Very scary for me.

1. doesn't need to worry about above toilet leaking which sometimes can be problematic if upstair owner doesn't cooperate.
2. doesn't need to bear chair dragging sound, jumping up and down sound.
3. Less noise

Water pressure is not a problem because most mid and high tier condo has booster pump for top floor supply.
If building management is good, roof leaking needless to worry, because it is building management responsible.
Most of the time, the top floor unit is never the most top floor. The most top floor is the floor with water tank and elevator installation floor, and most high tier condo cover the floor with roof top.
So no direct sunlight on top floor cement in this situation, unlike those low cost flat.

Both have pro and cons but when mostly issues considered, generally top floor > low floor.

I have a top floor unit (38th floor penthouse unit) initially worried about water leaks etc with tank above us.

No issues so far 3+ years, find that temperature is moderated by the large body of water on roof and no water pressure issues.

Nice n quiet no noisy neighbours upstairs dropping stuff or kids running around. So far no regret and had potential buyers willing to pay +20% to take it off our hands but we not willing to sell.

Modern building tech and safety practices, esp from a reputable developer should not be an issue, go for it
