there are some picture i would like to hang on my wall that needs some drilling

want to ask usually will the owner allow to drill?

is it difficult to recover the hole after drilled?

Some landlords do allow while others required the tenant to make good the wall when tenancy expires.

I dont think anyone can answer for your landlord.

If your pictures are those canvas type, use nails meant for wall. It is easier to repatch compared to drilled holes.

Most of owner won't let you do so because how long u are going to stay there. 1year 2 year? If short term why u wanna mess up ppl house like your own

You could just buy those super Strong 3m tape with hanger.

Anyhow u can ask and nego.
Unless it is useful thing like to put cable or install internet or drying area need to hang.. else it's not your house don't damage.

Drill holes can easily patch back with filler. Problem is finding the right paint

some owner use cheap paint,
when trying to remove the 3m tape, all the paint comes off with it causing more damage to the paint.

i find it more easy to refill drilled wall with filler and paint small patch compared to big damage caused by 3m tape

Yes. Filled the drill hole is easy DIY even for no experience person. The main issue is to paint back. You would not know the exact paint color but maybe a close one and paint just the hole dot will make it less obvious.

I'd say even if you put 3M sticker there, removing it will also peel the paint off or would leave the residue which probably even worse than small drill hole laugh.gif

The practice I've encountered was the landlord don;t care if you want to drill as many hole. After you move out, they will use your deposit money to fix everything back to before renting condition and refund you the balance. smile.gif

TS, you got 2 month rental fee hold by landlord. Any damage will deduct from this.

make sure you check with management too if you stay in condo, some dont allow to drill on certain main wall

how big is ur photo? Just use photo frame nail can already no need drill lah.

Commercial prop landlord here

You need to ask if this is not properly stated in the written agreement.

I allowed my tenants to do that on the condition that I will use the deposit money to fixed it back after the lease is over.

But then again as tenant, you need to consider how long are you staying there in the first place and is hanging things on the wall a necessity at all.

Some tenants would like to make the place more pleasant instead of just a blank wall. Is also their home, albeit tenanted.

As landlord, I think it is petty to 'quarrel' over few small holes. It may be useful to the next tenant, if not remove.

If photo frame not too heavy can try this type.
after remove only 3 tiny hole visible only, can cover up/hide the hole with toothpaste later.......🤭

Instead of opening thread, why not refer to tenancy agreement, or ask for written permission from landlord if not stated in agreement? Patching the hole is easy especially if it is just a white wall.

no need to hang pictures or do any decor.
the house is not yours unless you plan rent there a long, long time better to have as little belongings as you can.
trust me, you will thank me when you move out time.

As a landlord of several props for almost 2 decades (well, once upon a time), as long as it’s minimal picture hanging and tenant informed me beforehand, I’ll let it slide.

As someone mentioned above, at times I’ll leave the nail as it is for the next person who moves in.

I’ve seen some TA where it clearly states that there’s a charge of RM50 for every nail put in.

As a tenant now and owner of a few huge paintings, my LL consented. And I used her regular maintenance guy to install the nails. So that he can report back to her the position etc. Upon moving out, I will get her guy in to retouch.

What is the big issue of screws on wooden door frames ? If you are not happy, ask the tenant to do good. I will just leave it there for the next tenant.

3m tape or drill or nail, all will damage the wall finish.

Good tenant will touch up all the damages before handing over the unit back to its owner.

Is not a problem for many landlords except those fussy type. When landlord repaint the house for next tenant, request the painter to patch up small holes or crack on the wall.

Few small holes and nails .... rioh seluruh forum.

As landlord, I ll be very thankful if tenant didn't dirty the wall, damage the tile, cabinet, door , glass.

wall filler can easily buy in MR. DIY for less than RM10.
But you can't really buy paint for a small patch. Smallest paint is 1L cost around 20-30 depending on the quality.

Actually as landlord i don't really care coz most of the time my tenants stayed long term > 3 yrs.

So this petty2 thing that can easily patch back no problemo..btw my unit all paint white color cheaper and easier to fix.

I rented out my unit for nearly five years and each time I take back my property, I’d fine some sort of modification lol. Last time it was print canvas with nails drilled in the wall, followed by protective stickers on the cabinets and most recently, found that the last tenants actually added tinting to all the windows. The tenants never asked for my permission too. doh.gif

Since most of them were good tenants and their modifications actually enhanced my property, I just allowed it and gave them back their deposit in full.
