Let your budget makes the decision for you lah. Low-mid = condo Mid-high = landed or those high class condo You can't be dreaming of landed everyday if you don't have according budget. Another advice, good thing no cheap, cheap thing no good; applied to both landed/condo. condo more easy to get kobis.. think of the future.. isolation and distancing is the key... in condo you get people coughing on your left,right , top, bottom... so many public place exposed and touched by other poeple... you will never have fully control of your cleanliness to stay away from kobis. Experience of living in high rise vastly different from place to place, depends on the quality, density and community. If it's a high density, mostly rental/airbnb place, it's hell even if the place is "high class". Similarly, even an affordable house won't be great if house is very old in need of repairs and far away from work to the point of needing to travel. Personally, I prefer high rise because I do not like to deal with pests/insects, I'd rather have the added security and convenience to facilities, and I work in city centre. With that in consideration I did fork out extra for a more expensive high rise project that's near work. Budget and lifestyle is more important determining factor than whether high rise or landed. Only buy within your means and capability, and do your research to make sure you're paying a fair price for it. You can always upgrade later. Piggy backing on TS's question, can those that stay in condo actually hear noises from neighbor? Specifically mid tier condo.
I have 0 experience staying in high rise and that's my main concern. |

Condo you pay small monthly maintenance. Landed you pay large maintenance during bad events (roof/pipe bocor, pest control, etc). Condo you fight to keep the common area clean and quiet. Landed you fight to chup your parking spaces. If you're comparing same cost condo and landed like mid class eg sub 1m condo to sub 1m landed which means terrace, besides not having to share your roof with someone's floor, and having a small gardening space, it will be trading off convenience for livability. otaida00taj, DragonReine, and 1 other liked this post

currently stay landed and everyday my ear bomb by grass blower sound by DBKL for 1 hour +, need to close all windows + door .... but still can hear it, dam annoying.

Varies since it depends on the thickness of wall and door + how sensitive you are. If good building by reputable developer not actually loud, unless neighbor go play karaoke at max volume. I stayed in a condo for nearly 10 years before moving to landed, and well, ya, you can hear noises from neighbors. Some years ago, I used to have neighbors upstairs who play guitar & sing at 1am causing me to be awaken from my sleep until I have to call the security guard to go check on them. This happens many times. And on some occassions , there is another upstairs neighbor who quarreled in the middle of the night, bing bong piang bing bong piang throwing things around, screams, and followed by a woman crying....I have 0 experience staying in high rise and that's my main concern. erasergate liked this post

If it's for investment, generally high rise yields better in rental ROI as compared to landed. On the flip side, landed yields better in terms of value appreciation in the long run. erasergate liked this post

All i can say is, if you are going for a landed, better go for the mid-high range one. Avoid buying those cheap <400k landed houses. Why? Because buying a landed comes in package with the neighbours. Unlike a condo, where you can just shut your door and dont give an f about your neighbour if they are the 'disturbing' type, landed you will have to deal with it. I have been staying in a highrise from one to another. A 300k highrise has a 'decent' sound insulation enough to block neighbour noise, except for the house on top of you. And thats good enough. To me, condo gives me privacy & security at a lower price compared to a landed. langstrasse and erasergate liked this post

The threshold for high rise is lower than landed. For high rises, 500k can get you a decent location+ decent neighborhood + decent quality.
But for 500k landed, you are stuck with suburbs with subpar neighbors plus run down houses. My 2 cent is, if you do not have the budget, settle with a high rise first. If you die die want to get a landed house, you are either stuck with a suckish landed house or you are burdened with debt trying to get your dream home too early in your life. |

It is possible to soundproof even a mid end condo decently. Pay special attention to windows and doors gaps, and those walls that border with noisy neighbours, you can build cabinets to provide extra layer without wasting space, the problem is, is it worth it to spend renovation like that on such a unit? My gripe with condos during this pandemic is frankly the JMBs. Some have gone beyond hysterical totally banning any visitors even during cmco. Owners or tenants end up having to drive their repairmen/parents in. Heck my friend with a disabled grandparent had to do that everyday for the daycare nurse. I live in landed, really, I think neighbours mentality, especially in parking issues, is the worst to deal with. Unless you are staying in a bungalow with spaces for 6-10 cars inside. Seen the condition of roads in down to earth terrace or even semiD areas when fully occupied? It's mad... double triple parked until only one car can cross. Flowerpots and trash bins used to chup parking and still can lead to broken pots and bins and fights. Occasionally other gripes might be the pet poo in front of your gate. erasergate liked this post
