I also heard it is for first time home buyer, So actually got people complain about this D'Vine like will bring down overall property price.But seems like sold out liao. because offical website also never show about this nor RSKU and RUWIP

A lot of units are booked. Still got a few more from what I know. Price RM 270k for all units. I just booked one unit.

Below are some info *MIGHT CHANGE DURING OFFICIAL ANNOUNCEMENT*

Land area: 2.54 acre
Total units : approx 1400 units (about 34 units per floor, depends)
Size : 550 sqft
Type : 2 room + 1 bath

Facilities :
- Swimming Pool
- Wading Pool
- Kids Playground
- BBQ area
- Half Basketball Court
- Gym
- Multipurpose Hall

You are comparing a big plot of land to something that has only high rises. DPC wasn't built in a short span of few years. This one the other hand is being very ambitious to build another 10k units within a short span of few years. One is slow and steady, and the other... like above.. "ambitious"

Yes, there's a shopping mall (we won't know if it will work out or not). DPC don't really have a shopping mall and this project is closely linked to the mall (we don't even know if the mall's "expected opening time" will be accurate or not).

digitalz I don't see any indication of shopping mall for this project. I assume that there could be several shared facilities / amenities and e.g. the park, retail outlets, sky deck as all these projects fall under "Central Park Damansara" but I don't see shopping mall in the plan, unless you are talking about Empire City?

1Utama and Ikano are merely 3-5 mins drive from there. there is no need for another mall.

i am first time property buyer also haha but after some studies and property agent insight.
i would say this project quality would surely be a good one ask Exism want to have IPO, secondly, most of the porject VP at 2 years time so i hopefully Covid would be control by than and student and expat is slowing come back.

US economy plays big role also worried big reccesion coming soon. and i belive the drop for covid is not consider the bubble yet.

5 years cannot sell after VP. Afterwards, need get approval from LPHS also if wanna sell.
I am wonder: LPHS allow to rent out?

Please don’t compare the Central Park Damansara to Desa park….adoi.

To make a successful township it takes more than a good location/good project/good build quality, more importantly than all that is the MAINTENANCE of the township itself.

I doubt Central Park damansara will be able to be maintained at the high standards that desa park is at.

One indication (and I know there will be some that disagrees with this) that it’s clear as day as to why it will never reach desa park’s level - is the price itself. RSKU developments vs average 1m++ price point development?

Absolutely different demographic and target audience.

This area is a new TOWN By itself. It is not a regular Condo where the developer build a condo and sell...then cabut.

This is a Self contained TOWNSHIP that contain everything you need. 4 big Malls, Ikea, Food Courts, Restaurants, Supermarkets, Mini Markets, Mamak restaurants, Kopitiam, Big Ice Skating Ring, Cinema, Milan designed Retail shops, Waterfall, Central Park and etc. Dont be surprised if many Banks also set up their branches here.

The Developer is building a TOWN along with the condos with new infrastructures. Other condo projects build the condo only and nothing more...what more build a new town??


You dont need to go out of this new TOWN for all your daily needs.

Everything that u said, ITS ALREADY THERE. It has existed there for years, and years, and years. Exsim did not build IKEA, they did not build the supermarkets, or the 4 shopping malls that u said.

U can be very positive of the project, but don’t mislead people by saying the developer is building IKEA, kopitiam, shopping malls, etc. Even EXSIM themselves also can’t tell me what their future plan for the commercial part of it, as it is never confirmed yet as of now, and here you are claiming that they are building a self-sustained township?

As of where we are now; the town itself is ALREADY THERE. No need to take credit for the town 🤣. The town is not NEW.

One township success, every township project will claim likeable.
Bangsar South, WCT OUG, Equine Park, Tropicana Metropark Subang Jaya, Lake City, Kiara Bay all claiming alike Desa Park City.
A township project requires atleast 10-20 years for maturity, you buy a towhship project now, you need "suffer" atleast 10 years for ongoing construction and yet to know it success or not.
If success, yes, you get high ROI; Else, you will suffer another 20 years.
However, Exsim is good in reputation overall, this Damansara Central Park consider a prime location and the township planning seem attractive with the central park. Need not to compare to Desa Park City instead.

The place is practically.. empty. I wonder if they will start doing to it when Dash is complete. If not, it will still continue to be "dead" and with 1u nearby and tropicana gardens further in KD, they will need a big pull if they want progress.

Empire city last time they promoted going to have 5 star hotel la, whatever nonsense, but it was abandoned with bad quality workmanship. See a lot of owners complain at their empire unit condo/soho all leaking here and there.

Part of the deal that was agreed was for Exsim to be able to build all these D series, they’d need to take over and develop empire mall also….which honestly is a HUGE task.

For those who say exsim has a good track record, sure, but undertaking building a township + reviving a shopping mall is not an easy task. Tell me which developer in Malaysia has been able to do that? I can count with 1 hand la kot. Tropicana? Sunway? IOI? Will exsim be able to join these giants?

Information from SA and looking at this price, this is RSKU/KMM project. However I can't find this project in LPHS website. I only can found D'Quince and D'Vervein but not D'Vine.
APDL get already and got buyers already signed SPA right?
Any sifu know more about this?

For those wondering if this ‘township’ is a good buy, just look at the reaction to M Vertica and you’ll know what to expect in 1-2 years. 6k++ units is not so easy to hide lol

Huh, within 5 years cannot rent, this more rigid than rumawip. Rumawip allows rent to Malaysian.
Btw, I can't find any clause in this RSKU/KKM stated 5 years cannot rent.

Because I think LPHS will interfere and control the price, they may only allow resell to who only "Mampu Milk" to control your price.

I don't think they will control price. Just need to ride out the first 5 years of construction another 5 years for the terms to end. Plus 5 years after that to see price increase. So u can only look to sell for profit after 15 years. 20 years ideally. Even to rent out u need to wait 10 years from now. I bought a unit as well.

Ya, the good thing compare to Ruwawip is lock 5 years compare to 10 years.
But the bad thing is RSKU/KMM even can't rent out in 5 years but Rumawip can rent out to local without time constraints.
I am not sure RSKU/KMM can rent out or not after 5 years...
