But this plot of land is really dense,with so many condos around. Will it affect the appreaction of the property?

That's what I thought, 10k of units in that area. just Wow. How's the rental rate there by the way?

i am first time property buyer also haha but after some studies and property agent insight.
i would say this project quality would surely be a good one ask Exism want to have IPO, secondly, most of the porject VP at 2 years time so i hopefully Covid would be control by than and student and expat is slowing come back.

US economy plays big role also worried big reccesion coming soon. and i belive the drop for covid is not consider the bubble yet.

This is RSKU, subject approved by LPHS.
5 years cannot sell after VP. Afterwards, need get approval from LPHS also if wanna sell.
I am wonder: LPHS allow to rent out?

Probably can rent to someone close to you like relative or friends

Please don’t compare the Central Park Damansara to Desa park….adoi.

To make a successful township it takes more than a good location/good project/good build quality, more importantly than all that is the MAINTENANCE of the township itself.

I doubt Central Park damansara will be able to be maintained at the high standards that desa park is at.

One indication (and I know there will be some that disagrees with this) that it’s clear as day as to why it will never reach desa park’s level - is the price itself. RSKU developments vs average 1m++ price point development?

Absolutely different demographic and target audience.

Agree...just wonder who will maintain the parks ? Is the monthly maintenance fee cover the park ald?

Absolutely agree, just look at Mont Kiara condos, most of the well maintained properties are doing very well.

This area is a new TOWN By itself. It is not a regular Condo where the developer build a condo and sell...then cabut.

This is a Self contained TOWNSHIP that contain everything you need. 4 big Malls, Ikea, Food Courts, Restaurants, Supermarkets, Mini Markets, Mamak restaurants, Kopitiam, Big Ice Skating Ring, Cinema, Milan designed Retail shops, Waterfall, Central Park and etc. Dont be surprised if many Banks also set up their branches here.

The Developer is building a TOWN along with the condos with new infrastructures. Other condo projects build the condo only and nothing more...what more build a new town??


You dont need to go out of this new TOWN for all your daily needs.

TBF you need to look at the overall project itself, not only D'Vine.
Many other blocks with 600K+ priced units

Everything that u said, ITS ALREADY THERE. It has existed there for years, and years, and years. Exsim did not build IKEA, they did not build the supermarkets, or the 4 shopping malls that u said.

U can be very positive of the project, but don’t mislead people by saying the developer is building IKEA, kopitiam, shopping malls, etc. Even EXSIM themselves also can’t tell me what their future plan for the commercial part of it, as it is never confirmed yet as of now, and here you are claiming that they are building a self-sustained township?

As of where we are now; the town itself is ALREADY THERE. No need to take credit for the town 🤣. The town is not NEW.
