I don't quite understand what you mean.

LPHS is Lembaga Perumahan & Hartanah Selangor. RSKU is Rumah Selangorku.

I know that LPHS has different categories of affordable homes, like commercial SOHO attached to projects that are sold at a much higher price.

Either one is also only available for first-time home buyers only.

Selangorku terms: Pemohon atau pasangan belum memiliki rumah sama ada melalui projek kerajaan atau swasta di Selangor;


Pangsapuri Perkhidmatan/ SOHO/SOVO/SOFO mampu milik terms: Pemohon tidak mempunyai sebarang jenis rumah kediaman komersial (Pangsapuri Perkhidmatan dan SOHO) / boutique office (SOVO/ SOFO atau SOLO) dan bukan berdasarkan pemilikan kediaman perumahan;

As the launching is approaching soon, the layout has been revealed as below:

Type A: 825sf (2R2B)
Type B: 975 sf (3R2B)
Type C: 1,080 sf (3+1R2B)
Type D: 1,240 sf (4R3B with dry & wet kitchen)

All units at least come with 2 carparks and the largest unit come with 3 carparks!

Let me share some of my views -:

Parking is going to be a huge problem after MCO/PKP/lockdown ends.

Every weekend this place gets absurd amount of “nature lovers” that double parks like shit at the road from morning until after 12 or so. After that it gets quiet and peaceful.

Don’t buy lower levels, a lot of bugs/mosquitoes around. Monkeys are abundant and can (and will) harass you/your car. Doesn’t help that all the “nature lovers” feeds wild monkeys whenever they come, so now the monkeys in the forest are dependant on humans feeding them. Surrounding area after the monkeys are fed gets dirty, although it does get cleaned regularly by the city council.

Also it’s a severe dengue hotspot area. Every month/2 weeks the government comes and fog sprays the area.

Relatively unsafe area - car theft is common, so don’t simply park your car outside your apartment/condo, and TONS of low cost flats at the surrounding area. Got my old car stolen before, so I know. There’s also rempits and kids on mosquito bikes around the area which are from the low cost flats - though now I don’t see them anymore because of the MCO/PKP/lockdown, but pretty sure it will be back to normal when covid is gone.

Mosque and suraus are all around the area, so expect to hear the prayer call no matter how low/high you are. This is a Malay-dominated area, for your info.

Relatively peaceful and quiet area honestly - this is due to the fact that it is in the inner parts of Kota Damansara - which is a good/bad thing. You WILL wake up to birds chirping, crickets at night, frogs during raining, mist in the morning, cold dewy mornings, etc. But there is a lot of housing/flats around the area, so the low cost aspect of the area is kind of…..meh.

Good place to stay, not for investment, but for own stay. a lot of the cons are not that big of a deal, except for the surrounding low cost areas/flats…..well, tons of roadside stalls that you can buy food from, though.

why buy here? riana green or casa tropicana isnt it much better located in KD (in fact, is in tropicana - but this is just an example of an older condo that is better IMO). why pipu insist must buy brand new condo? doh.gif

casa trop is nice but the overall density is a bit high. but when one is physically there, it doesn't feel dense and trop avenue has complemented them very nicely serving a big host of amenities.

before i bought emporis, i was looking at casa tropicana too, too bad went to view 8 units, 8 also got signs of termites, fengshui not that good too

i agree the surrounding is superb, i think one of the best in tropicana if looking for highrise to stay, downstairs got mamak and zapfan, opposite got curious kitchen and village grocer within walking distance thumbup.gif

the nature environment does sound enticing but in actual, it is not a good thing if not managed properly.
hate monkey the most as it can be very territorial and aggressive.
human feeding them is making them worse. imagine these monkeys scrapping rubbish dump for food, and come in contact with human that feeds them.

you can't even catch them like dogs as we are stepping into their natural habitat

i think still stucked! that one, i dunno how come. but many popoti in KV also strata title stucked for years and years la. one of my sibling also got a condo stucked strata title i think. lemme check wiv her , haha
ya, so back to this discussion, anytime i will prefer riana green or casa trop to this sunway d'hill location, more "atas" mah
yes, turned out nicely (last time i checked, which was a while back hehe)
