It’s not financially viable at the moment except for heavily in demand areas (Bangsar) or a large tract of land where you can create a master plan.

You see this more in SG atm.

It will gradually take a queue from Petaling Street area. But this will take some time. Pudu itself is not really attractive.

Same as Imbi TRX. Before TRX, it was just a sleepy Imbi valley for pasar, rundown bus terminal, open air parking space and wasted lalang land. nobody will see the potential at this part of KL.

It will take time. Otherwise you’re one nice unit in the middle of a very dilapidated neighbourhood. The refugees and the ayams won’t go away overnight. BBCC itself is still seen as an average mall only though no doubt it’s got some interesting USPs.

This is pretty much purely an investment project. The sheer density and price point means that it will provide mid priced accomodation in the city for renters. All avenues of short and long term stay should work. The execution of the design will be important to determine whether it’s a nice place to live in or not being so dense.

How many people do you know will actually say “I want to live in Pudu”? If you know them then well that’s your buyers and secondly will they pay above market price for this place. That’s your answer.

All high rise have facilities in some form so it’s no big deal at all. It’s not just this place capital gain in almost all high rises in KV will be almost non existent. If you don’t sell at a loss in case of change of circumstances in 5 years is really good already.

I think to them capital appreciation is the difference between nett price and spa price. I suppose it’s somewhat true for projects with 20% rebate or more.

Humans are very adaptable. Once you’ve lived in such an environment for a prolonged period you develop an immunity or have selective hearing. You probably won’t notice it until it’s pointed out by a visitor.

The trains themselves aren’t bad unless you’re looking at traditional heavy rail trains like KTM. It’s more the ambient people noise going in and out that is the bother and the odd mechanical noise. I don’t know if I can live somewhere I have to shut the windows all the time as I prefer natural ventilation to AC.

Yea what’s the point of a 50 storey building if you can’t open your windows? Then it’d be both claustrophobic as well as asphyxiatic. Not a way to live.

It’s not a zero sum game. There are still favourable aspects and locations even in an urban setting. It just depends what you prioritised and where. Plenty of places near forest reserves etc where the air quality is better.
