your water tank area how big ? if ur concrete slab there cracking then fix the crack first la before put regular waterproof coating ... my house water tank area just apply waterproof coating 1 time then never apply again. but i have a question, why ur water tank area is wet ? only wet should be from rain right ? and there's water trap there for rain water/tangki water to flow down. it should not linger there long enough to seep into the crack.

menbrane i put at the concrete slab above the back rooms that is fully extended out. the good thing about membrane slab, if done correctly water will never seep below it, not from the side not from anywhere. the bad thing if they didnt do it properly, from above u see ur membrane no issue, but below water seeping u wont know until too late. so the ppl doing it must have good experience doing it

We r not the expert so how we know if do well or not.. as if when they do we stand beside them make sure they do well is it? 😢😢 its all base on trust lo.. anyway my question is use the cheaper option of applying coating is better or choose the expensive option of membrane torch method? Objective is long term no need to bother after 10/15 yrs....

Fix the crack before everything else

Sheet Membrane is good but it's effectiveness depends almost entirely on the workmanship. If cincai Bangla simply hantam, it's actually worse than liquid coating.

You fix here, other spot show up. It's the reality facing a lot of concrete roof owner. My uncle fed up doing repair for his shop lot until finally erected steel rooftop. Final blow which fixed every water leak.

Surely foreign workers la.. But if the contractor is good, their workers can follow his instruction and do nicely. If simply hamtam it might even leak less than a year. Remember ask him if he got warranty you or not.

If you want long term, you need to first fix the crack. Got budget can ask him to do pu injection. Once confirm no crack after water ponding only start to apply waterproofing. Membrane is good, but your house roof so small, and detailing at corner and penetration is essential which is why I said workmanship is vital. Liquid coating easy to apply and less problem during installation. Downside is if your roof crack sikit, the waterproofing crack sekali also where your Membrane can cover cracks up to a certain width. If normal 20x80 terrace house, I suggest go liquid. Cheaper and you no need worry much.

Also, check your irrigation. If water stuck at some corner everytime it rains, fix it. If water doesn't pond, you're 90% less likely to have to deal with leaking

Done some research actually both method also ok depend on individual budget / preference but if look for long term membrane can last than apply liquid coating... i done liquid coating 5 yrs before now prob come back headache if go for liquid again next 5 yrs headache again so i rather spend abit more get it settled once and for all and sleep in peace...

How big is the area and yr budget ? For a peace of mind, membrane waterproofing. Done that to my kitchen concrete slab more than 2 years ago. Cost me RM2.6k for an area of 22' x 7'.

You headache because it cracked, not because liquid coating failed.

In the end what method did you end up using, if this had been fixed at all?
I am facing the same situation and pondering what is next..

Flat concrete slab in our weather is a really bodo design. The only way to get rid of leaks permanently is to put another zinc roof over the concrete slab.

I came to the same conclusion.
