franchise like Pizza hut, Starbucks, etc....get your shop and they will pay about RM17k/month and lease for 10-15 years. I doesn't matter the average rental in the area. If they selected that area, they will pay that money. Cornet lots and the first adjacent lot will always be the lucky one! Every first day bank into your account, total peace of mind. That time buy BMW 5 series also sap sap sui.

Guys, do anyone know how to invite them to open in a certain location? For example my hometown open a KFC and Pizza, but i dont see Mc Donald open there. So just wondering whether i can get a cheap shot lot and open a Mc Donald or others famous restaurant.

I've previously raised my concern on franchise in "Finance, Business and Investment House". You could search up McDonald franchise which I gave inputs on when you see a business prospering, but when you need a franchise fee of say Rm1mil; how do you work out a plan on how long does it take for the return into profit.

If that's the case than good....but why your lots and not others? It's either by chance or by connections that one picks your lots to rent....
Something like buying lottery and hope it strikes.

believe or not ? i hav been there , done tht , it just doesn't work. i knew this area manager for KFC sometime ago, he mention KFC wanted to open a branch in Kampar, once he selected the lot n they will rent for at 15yrs , solid income!!! then he n i went to spot the right shop location, snap pictures n send up , i contacted the shop owner (who put up notice FOR RENT/SALE) wanto buy his shoplot b4 KFC offer him. the next thing happen is tht, KFC decided not to open there.....this can happen. and luckily i didn;t buy yet.tongue.gif and the location ? Near TARC kampar, nice location, huh?

Just choose your location wisely and there will be company wants to rent from you. IMHO, do not rent to restaurant owner unless it is a big franchise. If their business are bad, they will not pay you rent.

Most of the time, it is about connection to rent to those kind of tenants (franchising, banks or large orgnisation) althought it doesn't necessary the case. brows.gif

1. Maybank deal with developer to get l year free rent coz wiling to moved thr
2. a Supermarket deal v building owner to get l year free rent coz will attract ppl to d area
