Buy shop is the best deal. The shops you should look out for is ((the obvious)) with easy access, 'feng-shui', and last but not least population catchment area. Expensive shops (when bought straight from developer) don't necessarily guarantee good returns. Not wise to buy lots in shopping complex cause they will suck. Take a look at Summit and Times Square and you can tell.

Shop is something that i think produce good return of investment when buying in the perfect location. If you buy in a very good location now, you earn the rental from the shop and less capital appreciation. There is also a risk that the perfect location you bought will not be prosperous in few year times as new suburb getting attention.

But if you are a long term investor, you should buy shop in newly develop area. Of cause that area must be a potential area after your analysis. Buying propety in potential area gives better return of investment. This is due to the capital use to buy newly develop area are much lower compare to capital use to buy a prosperous area. When the area start to become hot and prosperous, there will be a great hike in the shop price together with the rental.

the one i confirm can pay/is paying such rental = KFC. nod.gif
even shop lot KFC/pizza hut in Ipoh is paying 10-15K/m rental ......the irony part of it, KFC holdings don wanto buy/own the shoplot , they just wanto rent, then they give u 5-10yrs contract....solid income. laugh.gif

i almost got chance one few yrs back when pizza hut wanted to open in kampar .... sad.gif

well said, and to add to Lemonfish's point, a decently located shophouse can yield rental income of 8% -15% gross ROI p/a and capgains usually a minimum 20% upon completion.

But 1 major drawback about investing in shophouses is that one need to have plenty of holding power as shophouse usually have a longer vacant time to either lease out or sell off.

Bottom line, invest in shophouse only when u have plenty or $$$$$ reserves. wink.gif

which means you had enough $$$ for the franchise and shop rent + other misc expenses?
Some how i think there will be another chance for you dude... if the KAMPAR ur referring to is somewhere near UTAR and ktar kampar...

investing in shop lots can be very rewarding if done correctly..
since most shop lots are more expensive in general, comparing to condo/apt/hse.. the risk goes with the territory as well.

when you have a good tenant (like those mentioned by yewkhuay.. ppst, bank is also another good tenant too, don't you think?)

i reckoned that a deep understanding of a particular location is crucial when investing in such capital demanding investment..

the higher up from shops as far as rental is concerned can perhaps be.. warehouses..

such an open-ended question.. before you even attempt to ask how much the bank will rent from you..

1. where's the location? what's the population capacity? (actual/forcast)
2. how much is the property?
3. how long is the rental period (with lock-in option?, etc?)
4. what's the explicit T&Cs from the mutual parties?

T&Cs are required because extensive renovation may carry additional cost for restoration.. and the bank concerned would want to protect their investment too.

Convert it to office or to business premise?

If latter, depending on whether there's a similar example, eg. the neighbour already did that.
Bcos u need a license from the local authority to run business.
If no precedent, there's a lot of paper work & undertable deals ahead.
If it's very normal already, chances are the property is also asking for commercial property price.

So bottomline, no short cut & no bargain in starting business.

Shoplot nowadays far too expensive for wage earner to invest in...
the cheapest i found is in Kemuning Utama.. 2-story about 550-600k...

difficult to get loan also
