Went to showroom last weekends. The 450sqft studio price starting 290k fully furnished. Final pricing and packages for all unit types yet to be finalized.

Any idea if this location is good for own stay or for investment? I drove to the site today but it’s very confusing and I can’t find way out to Jln Cheras but leads me to Alam Damai 😅

In that case morning will be headache to the residents, Alam damai superb jam. I tot can exit to the main road from the Cheras sentral, but I only found the carpark entrances 😅

The SUKE highway gonna help end of this year after completion and mend back the existing roads below.  UEM is smart delay its launch waiting for SUKE.

If from downtown KL back to Connaught One, will need to pass thru the narrow 2 lane road (in front of Annex)…

This same 2 lane roads are the main road for almost 15 residential  areas … during peak hours already jam so if add in Connaught One thousand units .. perhaps jam will start at Jalan Cheras (Petron/Burger King) … or Connaught Pasar Malam there …

Will UEM Sunrise expand that road or build a detour for the project?

Just to confirm, can exit from the site to Jalan Cheras via Cheras sentral? Is it the downward lope that stated sentral hotel? I tot that is to basement parking? Bcos that day I need to make a big round drive into Alam damai shell petrol station to exit

Went to sales gallery today, personally think most of the units dont have a good balcony view, some blocked by annex, some blocked by future phases etc…. But layout wise no bad… at least for 3 room type, all room get open air view, not corridor or void area

960SQF - entrance - living hall - balcony (center)
right side one master one bath room, left side 2 room one bath room
but one interesting is many walls are "hackable" so buyer get more flexibility to replan the space
all rooms have windows facing balcony direction

1000sqf more to conventional layout
3 rooms 2 bath room one sides then living room balcony another side, less hackable walls
all rooms have windows facing balcony direction as well, except the small room facing another side (1000sqf are corner lots)

who interested shall visit to their sales gallery.. the staff quite friendly no push push hard sell haha

Just checked google maps again, i notice few things

1. Got a small shit pond adjacent to this project
2. Got a cement factory? next to this project
3. The annex likely blocks some view of tower A
Anyone know how tall is Annex? 29floors in total?

Cannot imagine staying deeper such as Alam Damai and Damai Perdana.
