 Artificial football field

Hi guys,

I have a plot of land that I want to utilise.

I’m thinking to make a sports center which have 2 artificial football field, badminton court and contena cafe.

I initially want to build the artificial football court as there’s high demand for it, and easy maintenance. Court in Shah Alam area charged Rm800-1200 for 90mins, and need a week booking(this was before MCO). I’m not a football fan my self, but I mainly do it for business plus I have friends who runs league and have many contacts.

The location will in Maluri and its a 8acre plot of land..not many artificial football place in area, the nearest is Rhino in kg baru, and KLFA in Melawati.

I know someone in Kuantan Pahang who just recently completed his artificial court, now he has booking up to November(not sure how this PKP effect him), but might want pay him a visit after PKP.

The investment for 1 court would be around 1.5m to 2m, this is highest standard of grass, like Mokhtar dahari use including the lightning, fence, and water management.

What do u guys think?

This is still in idea stages, I haven’t get into paperwork’s yet. Like sembang kopitiam hehe.. one thing for sure I need to do market survey . Anybody know how or know what I need to do? I can just google it, but wanna get some input from u guys first as my career of line didn’t involve business developement.

Please proceed what ur planning to do.. the roi is good, within 3 year i think u can get back ur investment.. n the rent gonna go up.. i support u bro.. but please study the light.. the lampu sulah i think expensive to be replace.. i dont know how long it will last..

Avoid cafe... Will be messy with food n too much lepaking.. only selling drink...

Wish could join u bro.. envy ur plan.. n the land plot u got...

Thats amazing stuff, man.

however i agree with what someone commented up, avoid the cafe. just open general shop to sell isotonics and water. So ppl would just play, hang out a bit and leave. having a cafe beats the purpose of it, and I know lots of my friends would just go out and hang out at other mamak outside after finish playing , not the field. Instead u might add more space for either badminton/ futsal courts.

How long have your two competitors doing ?

Another new player, the cake is smaller. Price cutting comes in. Wont be 800 to 1200 per 90 mins.

You also need to be prepared for any new players coming in after you ... just like my place ... all of sudden two new mamak open at two corners two weeks apart

I can't comment on the business viability but I think it's a great idea to have a football field. Growing up as a kid in the city I had plenty of choices of fields to play football but big fields are getting scarcer these days. Ppl are turning to futsal more and more. Would be nice to see a full sized field or two. Give kids something we used to enjoy in the past

But one thing though, a market survey might be best. The last time my old company participated in a football tournament organised by our customer in a full sized field and most of us pancit within 15 mins. If the majority of adults don't have the stamina to play in a large field might make sense to make it smaller. But it's still way better than playing indoors on a floor. Don't forget to tell us when you decide to open.

I've played at :

1. New Camp, BU

2. KLFA (just beside MRR2)

3. Rhino KV (beside Stadium Shah Alam)

4. Panasonic Stadium

I just wanna add that your priorities should be:

- grass tebal (grade A)
- sufficient lighting (otherwise, you can only see a dark orb coming at you, until it's close enough when it drops down frm the sky laugh.gif)
- sufficient space for the run up, when taking corners
- sufficient parking

cafe? no need la....

Send spy to work at those place first cheaper that way then learn it by burning heaps of cash.

Roi is good if own land definitely even better.. Just gvva cut to agent aka head ref.. They will b happy to loby for it...
Future session.. No more lepaking.. After game 10 minutes to pack it up n leave the field..

thank u for mentioning about the light maintenance cost, i believe the light bulb replacement will be expensive not to the cost of the bulb it self, but the cherry picker/crane involve to get up there to replace the bulb. Im more than welcome to ideas/critic to what i can do with the field in the morning. Most adult will prefer to play after their work ie evening time up to midnight.

The main reson i want to have a cafe is because i have aunt and cousin who are a chef and their food product is delicious. I also sell their lemang every year i got 300stick of lemang order last raya which double from previous year.

1 more reason would be to provide a place where their family can eat and lepak while waiting.

I will find out how long they are in business already and how they are doing.

Yes its true if i am running a restaurant, but a big plot of land is quite hard to find nowadays. Theres is few grass field in the area, but that belongs to the school.

what are the main priorities u as player look ? field quality ? field size ? location ? looking at the place u mentioned, location is not a problem.

yeah i will need to make sure the light is sufficient so the player can a have a good playing session.

for the field quality, i mentioned that i want to follow mokhtar dahari academy standard, this is one of the way to have advantage over other field.

can i ask u about the field size ? does bother u playing in a small or big field ? like Rhino kg baru quite small compared to the others. will be the factor when choosing a field to play ?

do u bring your family out for the game ? if no, may i know the reason why ? sometime i get it, that u guys just want to spend time with your friend, but what if there's a comfortable place your family can hang out ? or there's a saloon or medicure pedicure place u can bring your gf/wife, would they be interested ?

initially when i came up with this idea, some said yes it would be around 500-600k. but the owner in kuantan field told me he spend about 2m for a field. may i know where did u get the figure ?

correct, this is very subjective on the cost as well. some mentioned here a field cost 500k which the same figure i have in mind initially. but if i were to have a quality field, i need to spend triple than that and i think quality field will attract player.

i play ball at eco ardence football field and bukit jelutong.. cantik and the lighting is top notch

no cafes there as far as i know coz got mamak across teh street..

parking plenty in both fields

It's very interesting when you mentioned Maluri.

I do play around there. A lot!

Sekolah Yakob Latiff, Bdr Tun Razak (HUKM & also Sekolah Sains oppo road), Sekolah Cochrane, also that run down teachers training institute behind IKEA Cheras/MyTown, Jln Jujur field(b4 they built a condo sad.gif ), SMK Seri Bintang, Tmn Pudu Ulu Padang B, Ikan Emas area, etc.

As you can see, they've 1 thing in common, all are natural surfaces.

BUT kaki padang are always willing to pay, more so, if you were to plop down a quality pitch, right in the middle of KL.


1) Artificial pitches are slightly smaller due to the cost of laying them, but it's still very much 11 v 11. Think Highbury, a slightly narrower pitch as compared to, say Wembley. But games can still proceed.

Don't sweat the extra 20 -30 square mtrs. Size is not a problem. We aren't professionals.


2) Most crucial is still lighting. We don't expect commercial pitches to put up floodlights like the 3k stadium @ SJ, or Maybank Bangi, but at least something fairly decent.

If it's too dim, players will struggle. Note, this will probably drive up your cost.


3) Field quality, yes. Since you've already decided on a grade A surface, I'll not comment further. But do take note, it gets thinner over the years.

Even my mates commented, whn they stepped onto a new pitch,"ehh, yang ini tebal." A completely bald pitch would be the Panasonic stadium (Shah Alam).


4)Drainage system. This one you gotta be careful. I don't think(maybe i'm wrong) there's any system underneath an artificial pitch, so you need to drain off to the sides quickly, after a heavy shower or it will be disastrous! You go survey.


5) Folks hang out during a game. When it is in progress. Not after. Most ppl have got things to do. Vending machines will do.

6) You can't really profit much during the day, as artificial pitches are terribly hot when the sun is up.

Something to do with the rubber pellets temperature going up (not to mention that it's as annoying as heck, when it gets inside our boots).

However, you can still boost profitability by organizing training sessions for companies or whatever, lets say, kids training between 8-10 on weekdays, etc.

Nobody would want to play ball between 11 am - 4 pm. It's just suicide. I would suggest that you open late into the night to boost profitability. You can make money between 5 pm - 2 am.
