Hi guys,

I have a plot of land that I want to utilise.

I’m thinking to make a sports center which have 2 artificial football field, badminton court and contena cafe.

I initially want to build the artificial football court as there’s high demand for it, and easy maintenance. Court in Shah Alam area charged Rm800-1200 for 90mins, and need a week booking(this was before MCO). I’m not a football fan my self, but I mainly do it for business plus I have friends who runs league and have many contacts.

The location will in Maluri and its a 8acre plot of land..not many artificial football place in area, the nearest is Rhino in kg baru, and KLFA in Melawati.

I know someone in Kuantan Pahang who just recently completed his artificial court, now he has booking up to November(not sure how this PKP effect him), but might want pay him a visit after PKP.

The investment for 1 court would be around 1.5m to 2m, this is highest standard of grass, like Mokhtar dahari use including the lightning, fence, and water management.

What do u guys think?

This is still in idea stages, I haven’t get into paperwork’s yet. Like sembang kopitiam hehe.. one thing for sure I need to do market survey . Anybody know how or know what I need to do? I can just google it, but wanna get some input from u guys first as my career of line didn’t involve business developement.

thank u for mentioning about the light maintenance cost, i believe the light bulb replacement will be expensive not to the cost of the bulb it self, but the cherry picker/crane involve to get up there to replace the bulb. Im more than welcome to ideas/critic to what i can do with the field in the morning. Most adult will prefer to play after their work ie evening time up to midnight.

however i agree with what someone commented up, avoid the cafe. just open general shop to sell isotonics and water. So ppl would just play, hang out a bit and leave. having a cafe beats the purpose of it, and I know lots of my friends would just go out and hang out at other mamak outside after finish playing , not the field. Instead u might add more space for either badminton/ futsal courts.

The main reson i want to have a cafe is because i have aunt and cousin who are a chef and their food product is delicious. I also sell their lemang every year i got 300stick of lemang order last raya which double from previous year.

1 more reason would be to provide a place where their family can eat and lepak while waiting.

I will find out how long they are in business already and how they are doing.

Yes its true if i am running a restaurant, but a big plot of land is quite hard to find nowadays. Theres is few grass field in the area, but that belongs to the school.

what are the main priorities u as player look ? field quality ? field size ? location ? looking at the place u mentioned, location is not a problem.

yeah i will need to make sure the light is sufficient so the player can a have a good playing session.

for the field quality, i mentioned that i want to follow mokhtar dahari academy standard, this is one of the way to have advantage over other field.

can i ask u about the field size ? does bother u playing in a small or big field ? like Rhino kg baru quite small compared to the others. will be the factor when choosing a field to play ?

do u bring your family out for the game ? if no, may i know the reason why ? sometime i get it, that u guys just want to spend time with your friend, but what if there's a comfortable place your family can hang out ? or there's a saloon or medicure pedicure place u can bring your gf/wife, would they be interested ?

initially when i came up with this idea, some said yes it would be around 500-600k. but the owner in kuantan field told me he spend about 2m for a field. may i know where did u get the figure ?

correct, this is very subjective on the cost as well. some mentioned here a field cost 500k which the same figure i have in mind initially. but if i were to have a quality field, i need to spend triple than that and i think quality field will attract player.
