I am going for extension too

Price I found for genting roof 120-150psf
Slab 150-160psf

For drawing u can go to your local council ask for their recommendations you will be surprised on the charges difference
I got quote 12k from some so call local design and Reno company, but mpkj recommendation 3k only include everything

If you take their existing plan below 2k can settle

Since its only 1 floor, piling is not require but footing will be good.

Find someone that is reputable in the industry, you dont want few year down the road your concrete roof start leaking you gonna have a field day.

You means the price for the slab alone is 150-160psf. Is this additional cost on top of the whole renovation cost.

the 3K mpkj recommendation plan is to use the standard plan only right?

Can top up little bit to request the contractor use ready mixed concrete and make sure the worker using concrete vibrator during slab concrete casting.

150-160 extension using slab included

3k is for new drawing, mine is 2.8k refer pictures I got from architect recommended by mpkj, If take existing plan is below 2k. U go there one time can get lots of information. This is for single storey price at mpkj. Others I not sure

Get the standard drawing and submit, doesnt cost 4k.
Deposit is rm500 or rm700 if I remember correctly.

completed mine 2nd half last year.

Location Klang, double storey corner house . 50k for single storey kitchen extension including the following:-

New kitchen 20x15
concrete roof top with overhang 5x15 to the side of corner, 20x1 overhang to back.
floor and wall tiling (local)
reused existing solid wood door open to side / corner with 5ft overhang.
1x windows 8x6, 2x6 (size agak agak).
6x indoor power point, each double plug + 1x outdoor weatherproof single plug, conceal wiring.
2x fan point, 1x exhaust fan, 4+3 (indoor/outdoor) light point
water basin, washing machine water outlet, route supply from new water reservoir tank.
no kitchen cabinet. (reuse all our old 菜橱)

others included :-
dismantle / clearing 20x10 old kitchen, 5ft wall with zinc roof / metal awning extension
Piling / foundation
use red brick
kitchen counter top 20x2 (high + low for chinese style stove cooking, no lobang for built-in stove )with extra 2x2 L shape
use 4x2 quality black thick tile for counter top (dunno local or import), with the rest local tile (inner) same as floor / wall.
aluminium frame + glass sliding door for entire L-shape counter top.
aluminium frame + sliding glass for windows.

not included :-
water sink (double) - bought this independently as wife dont like design from main con supplier. ~700
normal iron grill for door, windows. ~1300
stainless steel water tank 1000l on top of new kitchen concrete roof - ~1300 including supply from main (route around the house), various changes to garden hose location etc.
electricity supply from main, 3 phase to new DB with ELCB in new kitchen, 3 fans, 5+3 (indoor/outdoor) lighting (normal T8/T5 Led tube), built in timer for back yard light - this one complicated to calculate, as main contractor pay a portion of total electrical guy bill. ~3500
metal sheet awning 20x6 connecting to 1ft overhang roof to the back ~2500
MPK various misc fees


kitchen extension was done among other things like repainting whole house (inside outside) and/or many other general repair.

prices maybe vastly different this year due to a very strict crack down on legal / illegal indon/foreign workers availability thanks to covid etc.

edit:
roof use ready mixed concrete with worker using concrete vibrator during slab concrete casting. grade use is higher too according to main con (I dunno what grade).
also post casting various water proofing was done, and thankfully lots of rain year end, hence they catch most of the issues before /during they start working indoor side of the build.
