i went to view some houses in USJ 3, ya you are right, some house area is big (24x65, 1.5 storey, 650k) but buildup is small with lots of corner, thus make it look less spacious. medium houses in USJ not too expensive, went to see single storey house in Bandar sri damansara, a 20x65 single storey easily cost 700-750k, i wonder is it the location in BSD is much better, and usj traffic is too congested therefore the houses aren't appreciated much compared to BSD?
it's really not easy to find a suitable subsale house.

only managed to find ss4 with guard, i like the area and the layout of the house, but too bad it just next to HTC which is big no to me.
maybe the guarded area is limited to double storey or bungalow , which out of my budget and need.

Location is individual preference ... no right or wrong. Buy where you like and like where you buy within your budget.

Some can tolerate an hour traffic while others say 30 mins is too long.

Is difficult to say exactly why BSD prices are higher than Subang. If one were to compare point for point basis, I dont see a big different in both places.

not guarded nor gated. but seksyen 8 pj behind pj8 building got a few up for sale signange. single storey terrace house.

I think guard could be just a myth. The murder that happened at Bangsar last week, I believe the bungalow was also located at guarded area.

The price difference between the single storey and double storey is about 30%. But, you can save the renovation and extension.l So, it might end up the total cost of ownership is about 15% to 20%
