hi all, need your advice, i'm seriously searching for single storey house with the criteria as below:
1) freehold
2) must be guarded (not compulsory gated as it's difficult to find)
3) minimum land area 20x65
4) budget around 700k
5) renovated, so that I don’t need to spend extra 100k on renovation

as i'm not familiar with PJ area, if you know any good location can you please share with me? it's not easy to find an area with guard, somemore not many freehold in PJ too.
Bandar Sri Damansara still ok for me, just a bit far compared to PJ. Cheras in KL i surveyed already, not many choices and mostly leasehold, some area eg in Tayton view the traffic is very bad during peak hour.

If your are not familiar with PJ, why you want to buy a house there?

BSD and Cherss are north south ... is like chicken and duck.

If you are not sure now, dont buy lest you made a wrong decision.

Explore more areas b4 committing. BTW, 700k can also buy you a 2 storey.

700k single, storey, KL collector item lol.

I’m staying in Cheras now, and in future there will be only 3 of us, one elderly, me and small kid stay together, so looking somewhere nearby my office in PJ and my customer areas which scattered around in Klang Valley (I’m doing sales) is preferable, most importantly is safety, so I need a guarded area.

I prefer cheras KL but not many choices as I want freehold , double storey is too expensive (>850k) and too big for 3 of us.
Even though my office in PJ but I’m not familiar with the area, so hopefully can get some of your advice . I went to BSD and found the area and environment not bad , house is newer than PJ and mostly guarded.

Not many freehold single stories in PJ, I think.

Reason being single storey houses are usually in older areas and those tend to be leasehold in PJ. Newer development are usually 2 or even 3 stories.

Saying that, I think seksyen 17 might have what you're looking for if you don't mind older houses. However, don't think that's guarded.

Thank you for sharing , I’m looking through it one by one, will got there and survey. Ya I always heard other said subang or usj having terrible jam, but everywhere also jam during peak hour

If you dont mind sacrifying distant for space, USJ have plenty smaller unit that suits your family .... DSL 20 x 60 or 1.5 sty 24 x 65 which below your budget.

ss18 got some single stories house also , i think sold around 600k

but the house is like 20-30 yo , not guarded , nearby to lrt

Thanks I’ve been searching around in property website for the past one week.
I found that pinggiran usj price is even lower, is it due to industrial area ?
I haven’t go there to view any house due to covid 19 situation, can I ask which usj area you think is the best for own staying and nearby lick hung primary school ? I know usj 3 is near to the school.
And to my surprise usj houses are much cheaper compared to BSD, I wonder is it because of the location , or too jam 😅 a single story 20x65 in SD 11 can cost more than 700k, but 690k can get a 20x70 dsl in usj 3

Pinggiran USJ is actually Shah Alam area with high population of foreigners due to the industrisl area.

If you want close proximity to Lick Hung, you can also consider SS19 & SS18. The houses are older than USJ but prices higher than USJ but bigger build up. Not sure you need it.

Cant comment on BSD prices as not familiar with property there. I knew few friends bought SS there during launch which I think is about 70k then.

Thanks... ya confirmed no guarded single story in SS18....

Most of Sime Darby houses in SS, USJ and Putra Heights area are big in land area but small build up. A normal dsl without extension is comfortable for small family of 4 to 6.

If you are looking for nearby SRJK, you can look into Putra Heights Section 2 area. Is also walking distant to Alam Megah lrt stop. Good accessible via Elite, Kesas and LDP. 15 min drive to Puchong Bdr Puteri. Prices now for dsl 22 x 75 is about RM600k onwards. 2/2, 3 4 and 5 are gng except 2/1 guard only but is all owners own initiative.

single story is generally very hot, small build up and thieves can go in easily

Bandar Sri Damansara where got far towards PJ. lots of jalan tikus. plus got few houses single story with guard there

Small build up... Depends....suit ts family of 3.

Thieves .....No different ... either through kitchen, porch or roof.

SS2 and SS3 got quite a number of single storey houses. But, the prices are not cheap.

I just bought the Pinggiran usj 20x70 560k, gate n guarded
To me price is affordable, and I like the peace environment there.
Nearby shoplots mostly old but still have 7 11 n 99 mart.. the only con I think is need further drive if want find Chinese food.

Distance wise, at least go pj work will nearer than kk go pj. Go sunway mall also drive less than 20mins.

But anyway, to me 560k with freehold landed(renovated), im happy with that, it's seems like matched with what you looking for
