hi all, need your advice, i'm seriously searching for single storey house with the criteria as below:
1) freehold
2) must be guarded (not compulsory gated as it's difficult to find)
3) minimum land area 20x65
4) budget around 700k
5) renovated, so that I don’t need to spend extra 100k on renovation

as i'm not familiar with PJ area, if you know any good location can you please share with me? it's not easy to find an area with guard, somemore not many freehold in PJ too.
Bandar Sri Damansara still ok for me, just a bit far compared to PJ. Cheras in KL i surveyed already, not many choices and mostly leasehold, some area eg in Tayton view the traffic is very bad during peak hour.

I’m staying in Cheras now, and in future there will be only 3 of us, one elderly, me and small kid stay together, so looking somewhere nearby my office in PJ and my customer areas which scattered around in Klang Valley (I’m doing sales) is preferable, most importantly is safety, so I need a guarded area.

I prefer cheras KL but not many choices as I want freehold , double storey is too expensive (>850k) and too big for 3 of us.
Even though my office in PJ but I’m not familiar with the area, so hopefully can get some of your advice . I went to BSD and found the area and environment not bad , house is newer than PJ and mostly guarded.

Thank you for sharing , I’m looking through it one by one, will got there and survey. Ya I always heard other said subang or usj having terrible jam, but everywhere also jam during peak hour

Thanks I’ve been searching around in property website for the past one week.
I found that pinggiran usj price is even lower, is it due to industrial area ?
I haven’t go there to view any house due to covid 19 situation, can I ask which usj area you think is the best for own staying and nearby lick hung primary school ? I know usj 3 is near to the school.
And to my surprise usj houses are much cheaper compared to BSD, I wonder is it because of the location , or too jam 😅 a single story 20x65 in SD 11 can cost more than 700k, but 690k can get a 20x70 dsl in usj 3

i went to view some houses in USJ 3, ya you are right, some house area is big (24x65, 1.5 storey, 650k) but buildup is small with lots of corner, thus make it look less spacious. medium houses in USJ not too expensive, went to see single storey house in Bandar sri damansara, a 20x65 single storey easily cost 700-750k, i wonder is it the location in BSD is much better, and usj traffic is too congested therefore the houses aren't appreciated much compared to BSD?
it's really not easy to find a suitable subsale house.

hardly can find freehold single storey with guard.
only managed to find ss4 with guard, i like the area and the layout of the house, but too bad it just next to HTC which is big no to me.
maybe the guarded area is limited to double storey or bungalow , which out of my budget and need.
