There's a new landed project in Bukit Puchong near Park Villa Townhouses. Details I know:

- Freehold
- Strata
- Total 130ish units comprising of terrace, cluster and semi d
- Starting around 870k, 1.1mil and 2 mil respectively
- Elevated plot of land
- APDL not yet issued
- Collecting cheque for 1k as booking now
- Developer is Ayer, same as Andira

Thoughts? Feel free to discuss.

nowadays quite many ppls ads on this, haha

as of last Sunday, I heard PIC said already collected 70 cheque waiting for actual day booking on 1st November later.

If i am not wrong, the plot of land they want to build the house is next to the Nilam Puri terrace house & apartments. The mosque is located behind this land and on top of the hill.

Many months ago, we saw they have cleared and cut down the trees. So possibility a new housing project.

I've attached the site. Quite far from any mosque. I'd say quite attractive as an alternative to kota kemuning projects. This is freehold strata wif relatively low density. I think the cluster semi d is exceptionally attractive for those looking to have good buildup size and some side land.

Only thing is access road won't be as cantik as the big planned townships.😅

ya, the actual site is opposite the Parkvilla Townhouse.

Although the entrance not as cantik as big township, but the distance from highway access (LDP) is way better than most township (eg. Rimbayu, EcoSanctuary i remember I drive quite some distance from ELITE or KESAS only reach the township)

If want big planned township, 16 Sierra is just next door, hahaha (if don't mind leasehold, but is well-planned lah)

I suspect the cluster all sold out and all the corner units for double storey kena sapu. But developer did blacked out 6 units of cluster, 8 units of semi d and 15 units double storey.

The remainder should be the semi ds and double storey intermediate plus the unreleased units. Best check with the sales over there.

The spa price was adjusted compare to earlier price when cheque collection time. When i booked my unit only handful of 5 or 6 units of link house booked. And many corner and endlot still available.

Not familiar by staying there myself la. But i got check check google maps during peak period lo. As expected, the road in front of IOI mall damn jam heading to subang. Before that, didnt see major congestion...

Bromelia is closer to MEX if you work in KL so that's an alternative.

Another thing is Bromelia is strata. While surrounding and security would likely be better, maintenance fees also higher.

You need to check with developer. But my guess is they release only after 80% sold.

Ya, they just collect cheque only. Cannot advertise that's why info on this project is so scarce.

Judging from reception of kota kemuning units and their pricing, if developer advertise and do first come first serve launch day, surely will have 2 or 3 day queue and hype. Too bad covid ruin the party.

hahaha, no artist impression also 75% booked loh. The power of Freehold and location nearer to LDP loh.

Can roughly imagine when view the site and 3D model, since they got put the miniature furniture inside.

now waiting phase 2 releases or see got any potential loan reject after starting loan processes later.

Topaz are all taken up for size 22 x 70, only 1 unit left which is the end lot and facing junction, no 31. For size 22 x 75, there is 1 unit left too.

I am comparing these two project too. I think Bromelia is more towards Housing area.

U didn't book Topaz ya?

When I make up my mind for topaz, there are no unit available as of yesterday for size 22 X 70 (except unit no 31 end lot facing junction)

So i am now considering for Bromelia, any info to share abt Bromelia pls? thanks in advance.

Yea, Topaz's location is inner.. But i quite like the house after seeing the actual unit, and its ready do not have to wait, size is slightly bigger compared to Bromelia.

Any good deal/package for Bromelia? For terrace.

Yes, im aware. 800+k leasehold. In fact im existing buyer of mahajaya project at bdr damai perdana. Bought 3 landed there. Previously their workmanship suck. But i bought for the location and freehold. The last i bought from them, their water proofing suck and there is no rebate. 900+ k 29x75 endlot, no rebate then kena LAD. Not sure about 118 though. Hope they improve.

Based on the rendering images, the design and layout of Bromelia are way better that their previous project Andira Park Bukit Puchong even the price is not far expensive on the terrance.

Thank you for the feedback. I was told that they have reshuffled their management team and hence the contractor for the project 118 as well. This would be a maiden project under the new management and hence quality of the deliverable will be the central of focus. Is it a gamble worth taking?

YES, I got the same answer from both Plenitute and agent, for size 22 X 70, only left end lot, unit no 31, facing junction (no body wants it especially chinese), Eveni want to pay for the deposit they don't accept too, as there were no unit available.

There are few units under loan applications, only will available if loan is not approve.

Your friend is lucky, maybe his/her unit is the last that available.

I think most buyers are targeted for location, semi hill & strata living service.
Topaz is good in quality build when my visiting last few months, just the location are too inner and near to a big lake are not an great ideal to me.

Yes, loan just got approved. Property agent asked when I am free to meet and proceed with the next step.

Btw, do you know if the S&P legal fee is waived? Not quite sure the "deal" from the developer?

Interest should range from 2.9 to 3.2 from what I read in the mortgage thread depending on loan amount and your risk factor.

I went with UOB 2.89% since they offer the best rate. I heard PBB rate is low but too bad they are not panel banker.

SNP legal fee should be waived since under HOC. Only loan legal fee sendiri tanggung.

2 days back phase 2 left 1 intermediate terrace and 1 cluster, and ya price is higher by 50-100k, but it is near to the garden or terrace area, still ok lah, if you ok with the price

Only Free SPA Legal Fee, and still applicable for Home Ownership Campaign (HOC) for exemption of Loan stamp duty and RM1mil SPA's MOT (RM24k).

and to prepare for loan legal fee and disbursement fee upon signing and the downpayment too.
If your's SPA exceeded RM1mil to pay the excess MOT when title is ready.

Hi anyone know how much is the maintenance fee? Is it 0.25 psf?

And a 2000 sq ft unit will be RM500, and plus sinking fund 10%, RM50?

the FAQs given is within the range of 0.22 to 0.25psf of land size

This developer sucks. First of all I was conned by a property agent named Michael Chan from GS Realty to place booking fee of 1k for a unit at Bromelia for a certain price. Following day he told me that unit price is actually 100k more. I was fed up and not interested anymore hence asked for refund.

He claimed that he submitted the refund request form to the developer on 9 Feb, yet till today I’ve not received my refund. The property agent also blocked me on WhatsApp eversince.

Developer kept telling me they will check and let me know. I’ve called them up almost 10 times now by the way! From last I spoke 2 weeks ago I was told the cheque would be ready by month end of March. It’s already April now! Terrible developer.

Not sure of that but this is him...

The developer is also another pain in the butt. Booking Cancellation letter/form was submitted to them on 9
Feb and I’ve personally called them for almost 10 times now yet nobody from their office can give me an answer as to when they can furnish the cheque refund to me. Not ethical at all. Till now I’m still waiting.
