Price is okay but maintenance fee & sinking fund are question-mark. Low density around 300~400 units usually minimal from 35~40 cents psf. To my knowledge 2xx units usually need 43 to 45cents. Correct me if am wrong.

some unit type comes with 3 carparks (preallocated)

the showroom i saw, after main door "foyer"...

1) key #1 = master bedroom #1 + attached toilet --- suitable for dual-key use, hotel style.

2) key #2 = another master bedroom #2 + attached toilet + 2 rooms + smaller toilet + living/dining room + dry kitchen + yard + balcony (2 feet)


from what the SA told me, master bedroom #1 is larger than #2. however, the attached toilet #1 is slightly smaller than #2

if for own use, use the master bedroom #1 since its bigger biggrin.gif

Nikka = 50m
Amansuri (PPAM) = 250m

Honestly, I do not think additional 200m is a distance at all . That is like 2 minutes of walking lol . This 2 minute of additional waking won't add up any magical points to Pixel or Nikka in my point of view. Who in their right mind would pay additional 150k just to cut down 2 minutes of additional waking 🙊🙊

In terms of quality, PPAM quality is totally up to standard. My friend who is working in South Brooks construction site in DPC told me that the construction site next to it (PPAM Safiya Residensi) is using the exact same material as South Brooks lol. For your reference, Safiya is a 300k PPAM & South Brooks is being sold for RM1m for the smallest unit. In fact, most of the government's affordable properties are of high workmanship quality. Still don't believe me ? Even the blogger is very impressed by the build quality.

Then pixel/nikka should be no issue if there is more than 400 tenants looking for a room, right?

Plus, there is hardly a development near lrt/mrt that difficult to get tenant.

Facilities point of view also will be different. No way PPAM will catch up. Price point wise, for sure PPAM will win.

Yes PPA1M is only for government servants & No, they can be rented out. Here is my source :

Both never forbid the owners from renting their units. They only imposed moratorium on selling their units for the first 10 years. It has been explicitly stated that " Tanah ini tidak boleh dipindah milik,dipajak atau digadai melainkan dengan kebenaran Pihakberkuasa Negeri/ Pengarah Tanah dan Galian Negeri/ Pentadbir Tanah"

Nowhere does it mention, it cannot be rented out smile.gif

It never imposed any restriction on renting out the unit smile.gif .

RSKU cannot be rented out.

Since RSKU is a housing scheme designed to support the low- and middle-income group, it comes with certain conditions attached to the sale that are limiting for homeowners. One of the conditions is that the owner of RSKU houses can neither sell nor rent out the property within the first 5 years of purchase. Such moratorium is to ensure that RSKU houses will not be abused for profit purposes. To note, the state government is drafting a new regulation for disciplinary action against RSKU owners who rent out their properties, following the public complaints on some RSKU owners found renting out their homes.

This place a lot HTC and yes very near to LRT. Can it cause any health risk? I might be wrong.

Not to badmouth this project, but in times of storm it might increase danger, perhaps? Again I might be wrong.

What happen to this project? the building progress seem damn slow only. only a few storey is seen. Past MCO 2 years past, not much progress.
