Nikka & Pixel is opposite one another & they are 2 different property. If you are planning to buy either Pixel or Nikka for investment, then just forget it . There are 1000 units of PPAM that will be sold at 275-295k & located next to Nikka. Even if 10% of the PPAM owners decided to rent their property by rooms,then the whole investment game will be a gone case for Pixel & Nikka.

Here is a quick math :

1000 units * 10% = 100 units of PPAM
100 units * 4 rooms/unit = 400 rooms

This 400 rooms will be rented out first( will be much cheaper than Nikka's & Pixel's room rental).

No way bulk purchasers are going to win in this area #RIPFRclients. If you think that I am exaggerating on this number, then go look at mudah, propertyguru, iproperty,speedhome, & facebook for PPAM unit rental......

Pixel = 30m
Nikka = 50m
Amansuri (PPAM) = 250m

Honestly, I do not think additional 200m is a distance at all . That is like 2 minutes of walking lol . This 2 minute of additional waking won't add up any magical points to Pixel or Nikka in my point of view. Who in their right mind would pay additional 150k just to cut down 2 minutes of additional waking 🙊🙊

In terms of quality, PPAM quality is totally up to standard. My friend who is working in South Brooks construction site in DPC told me that the construction site next to it (PPAM Safiya Residensi) is using the exact same material as South Brooks lol. For your reference, Safiya is a 300k PPAM & South Brooks is being sold for RM1m for the smallest unit. In fact, most of the government's affordable properties are of high workmanship quality. Still don't believe me ? Even the blogger is very impressed by the build quality.

My friend owns a unit here & I have personally been there. The workmanship quality is definitely top notch !

I hope this clears your doubt on Amansuri & affordable houses in general.

Yes PPA1M is only for government servants & No, they can be rented out. Here is my source :

Both never forbid the owners from renting their units. They only imposed moratorium on selling their units for the first 10 years. It has been explicitly stated that " Tanah ini tidak boleh dipindah milik,dipajak atau digadai melainkan dengan kebenaran Pihakberkuasa Negeri/ Pengarah Tanah dan Galian Negeri/ Pentadbir Tanah"

Nowhere does it mention, it cannot be rented out smile.gif

It never imposed any restriction on renting out the unit smile.gif .

Residensi Wilayah which is another affordable housing scheme even stated in their FAQ that the units can be rented out to the locals. Here is my source :
