Not walking distance.
Nearest LRT is LRT wangsa maju which has a 10 mins driving distance according to google maps.

Not close enough to walk but if not mistaken there is shuttle to the future MRT station. Titiwangsa is currently an interchange for monorail and LRT.

1 block, 40 storey, 430 units
Leasehold, Commercial title
north(Setapak) and south(KL) facing
3 type: 1,012sf (3+1 Bed), 807sf (2+1 Bed), 635sf (1+1 Bed)
Starting price from: RM480k (for the smallest unit) before rebate.
That time they have not finalise the package.. but they said probably just 1% downpayment only.. Same goes to D'Brightton.
Partly Furnished
- Aircond
- Kitchen Cabinet top and bottom included kitchen island
- Hood and hob
- Built-in hot water system
- Shower screen (Glass)
- Bathroom surprisingly spacious (actually I personally like their bathroom ๐Ÿ˜๐Ÿ˜๐Ÿ˜)
- Laminated timber flooring throughout the whole unit except the kitchen, balcony and bathroom.
- Balcony with glass railing
- Aircond ledge accessible via the balcony (THIS IS GREAT!!! my apartment have to climb from the master bedroom, Kanasai betul)
- I think their balcony comes with water tap.
- Maintenance Fees target to be RM0.35 - RM0.38 (a bit on the high side)
- Got shuttle services to the nearest lrt.
- Commercial lots at ground floor, managed by the Developer.
erm... i think thats what i can remember..

Yeah.. Good for your man.. rclxm9.gif rclxm9.gif for me, i dun need such big space actually. Alaia is sufficient enough for me. im looking at hassle free kind development. So rather to have partly furnished. no need to get headache 4 years later..

The reputation and workmanship for this developer is quite poor if judging their projects in Penang.

This is the land for Alaia and the klcc view is also facing IWK, golf course and titiwangsa lake. Any thoughts on this?

Rebate of 9% total (i believe it is 6%+3%), not that attractive haha. I'm told this project will be under HOC too.
The showroom is indeed beautiful, probably one of the best I have seen.

1. Correction it's in between Setapak and Titiwangsa. Tiara Titiwangsa to be exact. But yes they'll leverage on titiwangsa to hike their price
2. Not near to any PPR at all but air panas kampung yes. Rather peaceful chinese kampung but just 1-2 stretch of rows there. Beyond that the houses are developed and not kampung at all
3. Ditto no public transport

Yeah, in deed very peaceful. its at Jalan Tiara Titiwangsa, same goes to D'B also mah. That location is surrounded by all bungalow lots and bungalow empty land. Different perspective loh.

Perhaps I can share more here, I live just 2 mins away at air panas for the past 20+ yrs which is why I am interested in this project as it is a peaceful and low density area compared to other parts of setapak. I have seen how setapak has changed tremendously. And yes it is between the true Titiwangsa area & Air Panas.

While it is not accessible to nearby public transport there are few options: Monorail Titiwangsa, LRT Ampang Line Titiwangsa station, upcoming MRT Titiwangsa, KJ Line Ampang Park nearby. It is afterall less than 15 minutes away from KLCC. People who live in this area are ok without walkable distance to train stations.

I drive to work and yes the jam in this area can be really terrible, but there are some smaller roads that make the traffic more bearable.

So if you are ok with driving / using the shuttle to the MRT then I think this location is alright. If not, then look out for other projects.

Never heard this developer before. Is this project freehold or leasehold? Serviced apartment or Soho?

Erm.. already written there Leasehold, its a serviced apartment. Below they have commercial lots. They have website as well >>> http://www.tago.com.my/
