sorry i didnt specify clearly, i mean those graduated students who are used to cheras south area and get their first house from this project, not rental ya haha

Buyers from 5k units++ near Batu 9 still buying emerald9 and youcity 3 which is walking distance to taman suntex mrt station, 1 station away from Sri raya mrt station, walking distance to metro cheras this project.

Between this project and U3 / E9, I think the Taman Suntex side U3 / E9 has the upper hand due to better location with existing commercial shops around + the upcoming E9 / U3 retail lots.

Oh, thanks for sharing. I am actually not familiar with this part of Cheras. For me Cheras = Leisure Mall area. But got to know about this project from a colleague so that's why I am curious and interested.

but u3 and e9 quite expensive , thats why after so long hvnt fully sold out isnt it?

Not exactly sure about the pricing of Metro Cheras but based on what I seen, the price seems to be similar to U3 / E9 unless Metro provides more discount.

On the sold out issue, I think it will take time to sell as U3 + E9 all together in that area has about 3-5k units

Both u3 & e9 are higher than metro by rm100psf...
lets say u3 893sf vs metro 900sf...the diff will be appx. 89k+, so in terms of rental yield, u3 gotta rent 400 higher than metro to be on par with metro.
Ofcoz rental yield is only one of the aspects, one should look at potential appreciation, surrounding etc etc.

cheras but diff state.

cheras leasure mall = cheras, kuala lumpur, wilayah persekutuan.
u pay assessment tax (cukai taksiran) to dbkl.

cheras kl is till taman connaught station. after that going to kajang is cheras, selangor. u pay assessment tax (cukai taksiran) to mpkj.

btw the sekolah agama is secondary school with hostel (asrama). not primary school. and only 1 session of school - morning till 2pm.

was about to book this project before, change my mind after viewing parkland b11.

overall it's quite a good project with reasonable pricing compared to you3 and emerald 9, the only downside is no walkable amenities? and one can view their previous completed project, heard the workmanship is as good as expected.
