Between this project and U3 / E9, I think the Taman Suntex side U3 / E9 has the upper hand due to better location with existing commercial shops around + the upcoming E9 / U3 retail lots.

Not exactly sure about the pricing of Metro Cheras but based on what I seen, the price seems to be similar to U3 / E9 unless Metro provides more discount. Ofcoz rental yield is only one of the aspects, one should look at potential appreciation, surrounding etc etc.

was about to book this project before, change my mind after viewing parkland b11.
overall it's quite a good project with reasonable pricing compared to you3 and emerald 9, the only downside is no walkable amenities? and one can view their previous completed project, heard the workmanship is as good as expected.
