Hey property guru,

Quick question, if tenant not paying for 2 months d.. and then not replying to my calls or text message.. what action can i take ? this is a seviced apartment. I've blocked the access card btw.. sad.gif doh.gif I really want to tell the tenant to move out and i just return back the deposit but the tenant dunwan to pick up my call or text message rclxub.gif bangwall.gif mad.gif

First and foremost, check to see if the tenant is still living there.

Then decide if you want to go the legal or not so legal way.

a friend have the same problem outside of KL and she ended up just saying ok, go on then, stay. i disagree with this approach. so, what can be done?

I usually check, job, family, hometown, and previous tenancy owner number for reference.my tenant now 2 months late d shitass

Lower the water pressure to the unit (ask the management to assist).

Check if TNB bill is outstanding. If TNB bill outstanding more than deposit, you may instruct TNB to send disconnection notice. Then if they don't pay they will disconnect it.

Still below the deposit but I already instructed tnb cut since they 2 months late me. But now TNB cannot cut cuz mco..... fakkkkk

Under my name. Sudah instructed tnb ppl cut on March 16 but until now cannot cut cuz of mco

you can be in trouble. under the law, landlord has no right to cut of the supply of electricity etc

sad to say, we dont have the tenancy Act, and tenancy agreement practice in malaysia does not protect landlord in general.

if you ask a lawyer, maybe get a different kind of opinion.

Even when the Tenancy Act is in place, landlord will still need to give sufficient notice to the default tenant, same with loans under housing and car before the banks can repossess.

Disconnecting utilities is definitely a no under the Act.
