They prepare one stack of proxy forms.

Then ask every owner if they can attend, if cannot they will ask them sign proxy form.

Then come in Bangla Pakistani all also got vote heavily biased towards management. They don't understand English, so how do they know how to vote?

And when raise hands all raise together, you know I know confirm follow someone indication.

Many owners uncertain of the story. So votes are split. Terrible.

Management chosen committee members 40 votes all of them.

All non selected around 25 votes saja.

JMB member do not need to be so many. Besides, you can vote yourself into it and only a seconder to support. No need proxies la to be a JMB member. besides, you can seek for independent (not in Act) member though. Some condo pratise this especially the high end condo. Everytime meeting they will need to call few different independent owners into the meeting.

40+ votes for management selected committee members mostly votes from proxies.

Committee members only 5 in total, strongly voted against more by the proxies.

The 5 JMB members is pre-selected by the management company that is why they have sufficient votes during the AGM.

They are a gang, they support each other. They will not kick the management out because they are chosen by the management.
