 Green Avenue Condo, Bukit Jalil, good place to stay?

Anyone have any ideas about this condo? I am planning to buy a condo soon, and this place quite fit with my requirements... freehold, near to lrt, new condo, easy access to highway... thumbup.gif

I just want to find out more about its surrounding and management office. Is it well maintain and well-kept.

To cut it short, I just want your all opinion whether i should buy this place for living in KL. hmm.gif

p/s: what is the market price now? can i get one below 200k?

I've always seen the place on the way to my grandmothers house in old klang road...

Right next to highways, LRT and pretty close to established areas like OUG, Old Klang Road and Bukit Jalil park is just nearby.

The only thing I didn't like about the units is they're rather small and not very suitable for raising families IMHO.

Other than passing by it I can't comment much... haven't seen the place on the inside myself.

how to provide proof? vista commonwealth is around 1.2ksq ft while arena green is around 900sq ft.

maybe your unit is 1k sqft but there are also with 900sqft. not all unit have the same area.

Maybe hes seen the ghost leh. Heard a lot of foreign workers died while building that flyover. Sppoky.

Im staying there now. Renting a place. But my agent was telling me I can buy one for RM170K for a 2 rooms.

The place is OK. Low to middle end. Traffic is kinda bad during rush hour, but again, where isnt AND also during concert nights. Emil Chau's concert last week caused a back traffic all the way to KESAS. Asia Cup games also caused a lot of traffic jam, coz people parked everywhere! And plus in some afternoon, they have car show there. Can be noisy too in on a weekend.

I pretty much think Green Avenue is Ok if for 2 or 3 person staying there. Don't really like their carpack tho, the driveway very small compared to others. If car abit huge also scare kena scratch when turning up the parking. lol

i went there to have a look of the place the other day, and i find that the units are quite new and there r not many tenants yet. however, i did not view the interior part of the condo bcoz i din make any appointment to view it, i might do it next weekend.
however, the place is a bit far from Bkt Jalil lrt station (not within walking distance) n i dunno whether there is any feeder bus around.

yes, the place is quite far from lrt.I saw feeder bas but not sure whether is reach there.Bukit Jalil area if got games always jammed, if u not drive then nvmd. It will be noisy and crowded when got function or games.btw, if u like the place just buy it. whistling.gif whistling.gif

I went there before to have a look at the environment. Nice environment and the condominium still looks very new. I didn't manage to get into any of the units to have a look though, because all the agents were not free to entertain me on that day.

Actually the place there is not bad at all, I'm looking for a unit there for less than RM200k now, but it is quite hard to find as most the units have been sold.

I've lived in Vista B and A for a year when I was studying at APIIT..
I can say that the management in that place is below expectations..
It is a little quite though, because it only has a small shop within the sports complex.. So sometimes it's inconvenient..
I would recommend Arena Green, although it's a little older, but you can find lots of convenient shops all at the ground floor, including 7-11.. It's also a lot closer to BJ LRT (walking should take 5-10 mins).. With amenities like basketball court, it's not a quite place at all.. Consider it..

A friend of mine is staying there as well. Not a bad place. Quite well maintained even after a few yrs (forgot how many yrs dy).

Last auction transacted at 374k. I viewed a unit last 2 weeks ago asking 368k full furnish lock stock barrel. Crazy right auction unit is higher than owner asking price. I believe all units are 1080sf. Looked at the condition feel like the condo asking price is too high for me. Valuation was around 340-360k max according to my banker.

Reason didn't go through was there was some leakage, laircond piping bacust ran through the wall and covered by plastic casing (very ugly and need to hack wall to put it in and cover it back) and rental can't cover the installment. If it's for own stay price might appreciate further after completion of LRT.

Green Ave does has great condo facilities but i'm not too sure about the asking price though. my bank evaluated it @ RM 330K for a 1,080 sq.ft unit and most of the owners are asking for > RM 380K?

I would like to add in some more plus points for Green Avenue Condo - I had been living there for more than 3 years - just moved this month.. reason of moving - upgrading.

A very important plus point:-
- good management (at least they are implementing upgrades etc - the condo is now a 2 tier security condo, need tag to access the lobby lift)
- management does control the neighborhood too. Mostly the people staying are family. However, start from 2011, I start to see different type of people moving in. Some doesn't look too "family friendly" for example foreign worker working opposites green avenue.. But majority they are still family (up to 85% i can tell) (Foreign workers are still good neighbor right? so long they behave well. Oh ya, management do chase Black off from the condo.)

Down Point
- car park is a problem! if you don't get a car park from the unit itself, I dont think you will be lucky getting a rental car park there. the waiting list is LONG!
- security: there were break-ins (particularly start from last year June until May 2011) . I do suspect the managements covering the cases up. Not to say covering up but not informing all the community. They are mostly done by insider. Hopefully with the newly implemented tag-access system the problem will be solved.

My so-called experience lar.

Regards the break in in 2011( sorry forgot). it's a failed break in and all robbers caught. The management didn't covering this matter up as they are more willing to share the experience if happen that you ask.. After this case, all the security in GA is improving. Of course management didn't shout out this to everyone lah. But most residence know.

GA have an added point, which is the corridor design, although looks like Singapore HDB, open concept. If you open a gate or door at 16 floor, people stand at corridor in lower floor and can easily seen and hear you even 4 or 5th floor away. That is also why the last break in case failed and all being caught. Because all robbers being seen by residence and report to the management. icon_rolleyes.gif

If not mistaken is 2005-2006,many years condo already.

I rented too. I love the environment here,very peaceful rclxms.gif

And the management & security is very polite and really is 24 hours security basis now thumbup.gif

The Parking in Green Avenue is quite limited. And now rental is increase from RM 95 to RM 105 per mth already. blink.gif

1. You can check with the management whether hv car park to sell now. Maybe have chance, as my housemate go to apply and very fast can get a car park already.

Hi, does anyone have any car park to rent in Green Avenue? Want to rent a second car park as I have a 9 month old baby, and it's difficult to park outside and walk in. Pity all the older condos only have one car park cry.gif Will appreciate the help as I'm in the waiting list. Thanks!

Thanks. I already managed to rent an extra car park.

The management is quite efficient so far.

But for long term appreciation... not so confident too as condo appreciation is usually slow and some more this condo has appreciated 2.5 times already compare to the launching price. Possible to hit 600k??

Condo appreciation is slower compare those with land.
For condo value to go up, it is the:
1)maintenance quality
2)location

Green avenue. The location, in my opinion, is strategic and awesome (reflect in the 2.5x price appreciation).

As curious as Rainman, rental will drop once lrt open? I believe, u r referring easier access to the highly dense condo/apt area (bkt oug, kiara, seedz, casa, z resi, rainz, etc.). More supply?

Look at the supply from bkt OUG...you know what I mean....how many thousands of unit is ready to be released to the market. KR1, KR2, Z, B.OUG, PARKLANE....

If the rental is not much different then of course they will consider bkt OUG more than GA. A more modern design and nearer to LRT station.

the price for subsale does not changing much but the rental is noted on the downwards trend.

no choice, too many supply. not only in BJ but overall happens anwhere in Klang Valley especially the high rise.

but at least, Green Avenue is now consider near to lrt station.

PH? See few but definitely not flooded with PH. Guess will be less than 5% only.

I personally like the layout without balcony as I stayed in a Balcony condo before, the Balcony is good to see and enjoy as first but after that become "Useless". At least the Living hall is much bigger and spacious without balcony. I do admit the look for Green Avenue is dull without balcony. So which one you choose is up to you, a bigger & practical living space or better looking outlook with balcony?

For the selling price, there is a slight adjustment and this is good and healthy. But for mid and long term, since this a FH property and reasonable density (<400 units in total), the surrounding neighbor is not bad (Esplanad, KM1 & Golf Course and The Park), mgmt. is good. Definitely its great for own stay. For renting or investment, you may think twice, your rental yield is <4%!

Since the LRT extension is going to start operating soon. Now BJ area is just waiting for PV2 and Paradigm2...another 3 yrs down the road.

Units all standard with 1080sqft...ground floor unit with extra land total about 1365 sqft...all units with 3+1 rooms and 2 bathrooms...practical square layout with standard one car park, some owner have two car park. FH with around 10 years age.

Very much agree with you.

Wow, RM 560k for 1080 sq ft, but good location in whole BJ although almost 10 years old, but well maintain per say. Honestly, it's quite decent return if rental is around RM 1.8k to RM 2.2k, seems almost on par with KR1 and ZR on the other side in terms of subsale price range and rental around the same figure.

The road will be as busy as stadium road soon. Once all the condos in Bukit OUG fill up and they start coming down the tunnel towards pavilion, the road will be full too. All the cars from kesas going towards pavilion will pass by this road too. Wong areas won't remain unjammed for long.

Haha definitely. But I think those Bkt OUG would normally heading to Kesas more than heading to Bkt Jalil highway. Anyway, quite depends. I believe bkt Jalil highway would be more messy.

Gonna give a discount to this condo as the traffic now in Bukit Jalil is very jialat after open up the traffic light at the awan besar junction, spend at least 10-15 minutes extra just to reach KESAS. Cant imagine after 2-3 months after the traffic stabilize...could it be worst or better?!

What to do...the place is ONG ma! No other place to move around too as low or medium incomer like us don't have much choices to move around. The mobility is very limited.

While the whole KV is heavily developed nowadays. We can see the trend developer tend to build condo or affordable house...very high density (200+units/acre) whereas the surrounding infrastructure (roads and public transport etc) is not or very slow improved at all!! Also with the current economy is slow, more and more small size with a lower entry cost unit has been launched (eg Rxx.Ooo). Price per sqft seems to be less concern anymore although reaching 1000/sqft. Buyers seem to buy the developer concept and willing to queue and buy. notworthy.gif

Agree...why buy and old condo unless it's on a 300k price tag for a 1k soft? Kiara 2, ppl letting go at close to cost at rm500-540psf, Z residence same price n freehold. Yield is bad, semi furnished 1.4k sqft, if lucky can get 2k rent....else most of the new condos are renting at 1.4-1.8k only.

Not many choices for old apartment/condo at Bukit Jalil west. If not mistaken, only Jalil Damai. Greenfield and Green Avenue. Unless you take in consideration for those at new LRT station area and you may include Bkt OUG condo etc.

I personally prefer the area nearby Golf course and Esplanade as the surrounding is better (Lower density, FH and No light industrial area and "better" neighborhood). The entry price price is still stick around 500K which is slightly lower than those new condo.

So for those who don't mind older condo with no modern design. If can get Greenfield or Green Avenue (build up at ~1K sqft) with less than 500K, i think it's still considerable for own stay!

Agreed! Mgmt is very important and play a crucial role in high rise apartment.Especially for those old apartment/condo, the good mgmt will be able to maintain the building condition and to upgrade the facilities from time to time.

Guess only the residents from from GA and GF will be able to give more insight on this. BTW, why not include Jalil Damai? This is the one which is closest and true walking distant to future PV mall. Will it be more potential to hike in future? hmm.gif

got rubbish all around the park, road?
swimming pool, park facility still well maintain?

Mind to share what make you think not making sense...asking price far too high?! What price you think is reasonable? I think the asking price is around RM500/sqft for both GA and GF which is close to those newly completed project such as ZR, KR1 and 2 & OUG PL.

These 2 condo is there for long, the price is adjusted according to demand and supply.
I think it is reasonable fluctuation so far. Perhaps it can go higher after a few year time.

Dont think any owner there willing to sell at lower price. Because Bukit Jalil is booming.
and the place is nice to stay.

Ya, but I am not sure the actual date. around end of this month or beginning or next month. The current Management Chinese Lady officer already transferred to other condo, other staff will transfer to other place soon. (If your are GA tenant or owner then you may know unless u stay outstation)

For sharing,
I was tenant who stayed in GA for 2 years, I rented one house. Overall are fine but I unfortunately I moved out last months already sad.gif

For rental that some owners offered:
1. Fully Furnished - around RM 1,700 to RM 2,000 (normally no go to 2K unless is a very well maintenance unit)
2. Partially Furnished - around RM 1,400 - RM 1,700 (depends on furnishing, some partly furnished included kitchen cabinet with top and hood / 1-2 aircond / 1heater / 1-2 wardrobe)
3. Empty Unit - Sorry that I not sure because of very hard to find empty unit now


** Some units come with 2 carparks like the previous unit I rented, so I don't mind to +RM 100 of the rental price
** There are many units are available to rent currently, tenants have more choice.

Green is a nice condo to stay, management is good. Most of the residence is family, quiet environment. accessibility is very good too. anyway, its very much personal preference. suggest you to spend more time in each condo when you do your viewing. walk around the condo to understand.

Yes, Green Avenue may be closer to 10 years than 20 years, though in my mind it's still an old condo. It's newer than Anjung Hijau which should be close to 20 years if not more.

Now the price seems stagnant for a while. Some more surrounding have so many high rise already completed and completed soon and usually condo appreciation will be slow after sometime...unless there is some boosting factor or else my opinion is quite challenging.

I went to TNB to change the tenancy for the bill today. The address they gave me for the premise is Kondo Persiaran Hijau. Can any current tenant/owner confirm this?

Not sure why the names must be translated for TNB bills...it's so confusing. Why not just keep it as Green Avenue?

Thank you for the clarification.

Yes, I'm aware of Anjung Hijau aka Greenfield, as the signage for the condominium contains both. Green Avenue does not, which made me worried when I applied for TNB change of tenancy.

2) Condition wise better you go look yourself but generally IMO acceptable with minor building issues eg plumbing problem such as leaking.

Would be hard as I am not staying there, and the fact that I just got the unit 2 months ago means I do not really have any contacts there. In most places I've lived in, it's usually the committee members who will set it up to announce stuffs to all owners/tenants. Probably the only way now for me is to visit the condo every once in a while to get updated

I see a very large range of asking prices for the 1080 sqft units here at Green Avenue.
The lower end asking price is RM 440k while the higher end goes up to RM 640k. That a variation of 45% - what could be the reason for this ?

Sure, all units are different in their own way due to maintenance, renovation etc but from what I know renovation cost never translates 100% into the property's valuation.

Can any owners or agents please clarify ?


Also, according to Brickz, the highest recent transacted record is RM 540k and the lowest is RM 335k hmm.gif

Sure, all units are different in their own way due to maintenance, renovation etc but from what I know renovation cost never translates 100% into the property's valuation.

Can any owners or agents please clarify ?
Also, according to Brickz, the highest recent transacted record is RM 540k and the lowest is RM 335k  hmm.gif

many reason for that, mebe that area new condo reach above RM600/sq ft so all these owner wana try their luck to match ....

you should try to look at the other end of the road new condo by exsim selling RM800+/sq ft ......

I feel both 440K and 640K also not making sense for 1080 sqft size unit. I personally feel it should be ranging 480K-530K depends on high floor or low floor, facing pool or BJ or KL, type of finishing, sun facing direction, number of carpark etc. Of course buyer "FEELING" is the most important especially for buyers who want to buy for own stay. Hi there,

I'm one of the owner in Green Avenue and have been staying there for a few years before moving out due to growing family size.
I would said it has a very peaceful environment, most of the residents there are very considerate and will look after each other backs.

One of the key criteria of maintaining the condo facilities is the management office, and I would say they are doing a pretty good job.
Although I've moved out, I still own the unit there and have been renting out since then.
So, every now and then I still need to communicate with the management office people. So far they have been very helpful and prompt in collecting the management fees.
Recently, they are venturing into a mobile apps in order to serve the residents better. Residents can check directly the apps on the outstanding amount and communicate with management office.
All these I felt that are the plus point of a management office which pledge to serve the residents.

Lastly, just a note that I'm also planning to sell my unit there as I need some fund for my other investment. Do let me know if you are interested to find out more.

It seems that there are some politics issues with the past committee as he has a few relatives who owned units there. Heard that this guy became the chairman for 3 years in a row and violated the strata act. DBKL ask him to resign but he buat bodoh until ppl found out in 2019 AGM.

The place is generally okay but has degraded over the years as management is quite weak and committee doesn't want to do much. More tenants with motorbikes now as families and good owners moved out. I was told by my friends that a lot of maintenance backlogs and even lifts was flooded with sewerage water few months ago. Yucks! Even the swimming pool male toilet was closed as they do not want to fix the blockage. Frequent pipe leakages and it takes weeks or months for the management to fix a simple leak. Bukit jalil property dropped a little but Green Avenue dropped the most now.

Even worse, this ex 3 term chairman go around tell lies about the committee members until one poor guy resigned. He keep telling ppl he wants to come back and be next chairman bcoz he got a lot of votes from his family and friends who own units there. According to my uncle friends who lived there, they suffered bcoz of this ex chairman Ng, everything also don't want to do. Say want to save money la and he will retire there and be hero to save few millions in management account.

Suggest to consider other places in Bukit jalil. Yes a lot of condos management so so but this place a bit difficult with the politics le. A good community will vote strong committee to work together to bring up the place. Maybe newer and slightly more expensive places will have less of this type of narrow minded xiao ren.

We have upgraded some items in Green Avenue. The council members disagree that we do certain repairs and do pool maintenance by in-house technicians. We are managing residents complaints due to this.

Also, Green Avenue Condo Google page is under Council Member Ching Yee now, Property Manager has no access to it. Please take note. Thank you.
