QUOTE(summer_86 @ Dec 26 2015, 08:22 PM) I prefer anjung hijau if compare with green avenue because it walking distance to the park and future pavillion. QUOTE(Yellow lemon @ Jan 8 2016, 06:26 PM) Only those who stay in Green avenue before, they will know why it is still standing at good price in the market. QUOTE(Yamy @ Jan 10 2016, 12:33 PM) Not many choices for old apartment/condo at Bukit Jalil west. If not mistaken, only Jalil Damai. Greenfield and Green Avenue. Unless you take in consideration for those at new LRT station area and you may include Bkt OUG condo etc. Between anjung hijau and green avenue which one has a better management ?I personally prefer the area nearby Golf course and Esplanade as the surrounding is better (Lower density, FH and No light industrial area and "better" neighborhood). The entry price price is still stick around 500K which is slightly lower than those new condo. So for those who don't mind older condo with no modern design. If can get Greenfield or Green Avenue (build up at ~1K sqft) with less than 500K, i think it's still considerable for own stay! M2C. |

QUOTE(Yellow lemon @ Jan 18 2016, 03:44 PM) Everyone will hard sell own condo for sure, the best is self experience. I've actually seen both places, and they both seem comparable. For serious buyer, get a negotiator bring you to visit the condo. Try to spend some time there walking around the condo and feel it yourself. I think people who staying in the condo is the Key. m2c But I just find the asking prices at both places don't quite make sense. |

I see a very large range of asking prices for the 1080 sqft units here at Green Avenue.
The lower end asking price is RM 440k while the higher end goes up to RM 640k. That a variation of 45% - what could be the reason for this ? Sure, all units are different in their own way due to maintenance, renovation etc but from what I know renovation cost never translates 100% into the property's valuation. Can any owners or agents please clarify ? Also, according to Brickz, the highest recent transacted record is RM 540k and the lowest is RM 335k https://www.brickz.my/transactions/resident...nue/non-landed/ |
