what condo will you think is worth buying for investment now for completed condo.
budget below 300k and must be in PJ .

good property management and developer reputation is significant too.

Pelangi 1, Pelangi 2 , Astana are all high density and still very empty so i assume its difficult to rent out for investment. moreover, i dont know if metro kajang property management is efficient.

i went to check a condo which still in construction in SS2 ... nearby Jasmine Tower

3 years to complete and the price already 388K

Ken Damansara I is next to Damansara Intan - opposite Summer Palace and along Jalan Damansara (if u know Desa Kiara, it's opposite it).

@hackwire,
I do not like the access road in and out of that area. Plus, I find that area too dense especially with so many other condo blocks coming up - and the new development around it. It may however be a good place for International students studying at HELP Institute *shrugs*

bcoz with RM300k you cant get a landed property in PJ...

condo has facilities, that's why some ppl are willing to pay.

i think there's 1 near 1U.. last time was 180k, very good condition

Depends on invidual. I've lived in a studio before, a condo, a terrace house as well as a bungalow. For me a small terrace house is still more comfortable and private than a condo where your upstairs, side and lower neighbour can be a nuisance. Size wise a small terrance house is also bigger than most condos eg. 20x70 = 1400sf, built up normally 1000-1200sf.

However some condos I have to say has advantages. Been to my friend's condo at Suasana Sentral, it has 3000sf built up and a great view of KL.

Hi Hackwire, just offering my opinion....

unfortunately, you can't get any units in ken ss2 for 180k now.......

1000 sq ft unit is going around 280K

if your budget is really about 200 to 250k - suggest u check out some of the units in Sri Putramas Jalan Kuching, or some of the condo's / studio's over at Taman Desa.....there are more options available there.

Don't count solely on capital appreciation - but very good chances of structuring your investments there to be cash flow positive.

You mean the one in Seksyen 14 (near Asia Jaya lrt)? I have a glance through iproperty and the current selling price is between 250k to 460k.

I believe the condo is Ken3 or was it Ameera you are referring to? Ken3 easily cost above 300k and Ameera cost more than 400k (not sure)

I would rather get a landed property if I had over 300k, single storeys perhaps.
