I think should be the same 5% lah... unless sales really bad then they will beef up discount, but is oversubscribed so far...

Yeah, some buyers prefer north south orientation, and this phase actually offers that.

that piece of land was supposed to have bungalow launch, but then now I think they are also figuring out what to do with it.

it's leasehold with expiry of 2094, so 7x years left only.
