Yes, the developer has alot of tricks up its sleeve, with all kinds of excuses on refund.

Wonder how it'd be like on VP on delivering promises and defects rectification. Hopefully less excuses then.

I requested for refund. The developer and law firm keep delaying. Submited in november. Now they say need to wait until chinese new year. Any advice what can i do? I really want to storm their office

in terms when a product is TOO CHEAP, Developer have ZERO TRACK RECORD.

JUST STAY THE HELL OUT OF IT. I have seen too many miserable owner. And i hope i can help people not fall to greed thinking its cheap and buying without doing much research.

As a property developer, a lot of them have super shaddy background. Tons of money laundering, share holder by gangs or druglords.

How I know? My ex colleague family are involve in property developing back in small town Melaka, and she told me everything.

SO fellow buyers, you can save your self 35 years or more than RM 300K of pain.

Thats it, don buy.

You keep emphasizing "TOO CHEAP", thus don't buy. Hey bro, ini projek rumawip la. Rumawip memang capped at RM300k ma.
Even rumawip in desa park city & mont kiara also 300k. Most lands for rumawip gotten at a cheap price from govt.
Can we say buying rumawip in DPC and MK also will get shitty products because of too cheap?
It really depends on the developer, not because of too cheap.
Wangsamas, Razakmas, Kepongmas all 198k, this is too too too cheap and yet the final product are acceptable.

i believe those who booked/bought a unit here will know this project really risky la, until now only Bank Islam, Maybank & Affin willing to provide EF, other banks all dare not to give. When banks are afraid of giving EF, then u can agak2 know the risk la

Can anyone with successful refund case share their experience here on:
1. How long does it takes to get the refund?
2. What are the processes on getting back the refund including formal and 'non-formal'?

Am a buyer-to-be but losing confidence with the sales agent and developer. Not willing to answer the clarification questions properly and keep on pushing the responsibility on one another.

hi guys,

i first make an enquiry about this project late last year through an agent and been told that it was sold out..further more i didnt meet the rumawip criteria..

Recently i was approach by same agent again saying theres handful of unit available and there is no more rumawip requirement wrt to income capping..

cut story short..i went to the sales gallery along ol klang road....everything looks legit.the agent also looks trustable and very convincing..the only thing that baffled me a bit is that this project got 2 names circo pantai and residensi hijauan pantai..and the agent told me that they want to clear the unsold unit fast so i thought ok maybe they just rebrand the whole project..i paid a booking fee of 5k downright and was told to pick a date to sign an snp.

the booking was paid to impero land and i pick a date which is this week..i went back and feel happy for having strike a goldmine..

it was not until day before yesterday when flipped through fb that i saw an ad for this project but with different name..surprise..surprise

then there is this thing with this lawyer so very frenly call me like several time a day for tiny winy thing like repeateadly confirming my details,authorization letter for mco etc etc..and evrytime she will ask me to confirm on the date whether or not ill be able to make it..

i started to feel a bit funny already..so went on some fact finding mission over the internet and found this page..

reading through the comment i saw so many buyer on waiting list and yet not able to get a refund how is it possible that they still have handful unit left unsold..the agent show me there was like 10 units

now i feel a bit unsure on whether or not i should go ahead to sign the snp and pay the remaining balance of 25k!

any advice is very much welcome..

CIrco is the previous developer named project, now changed to Residensi Pantai Hijauan.

I think there are some KWP or bank loan reject unit, that why have 10 units.
Take note that now still MCO/CMCO/EMCO.... interchanged time, many person income affected so to get loan would not be easier than before.

The process should be to register into KWP portal and pay the deposit.
You have to get KWP approval before you can sign SNP or get LO from bank to complete the cycle.

Now only bad thing is Developer suddenly change the no, of lift from 6 to 5.
FOr those whom had signed the SNP and show 6 lift no longer valid. as you had signed a consent letter to developer to allow them to change layout and other spec.

But there are som e facebook posting by some property agent that they has jalan.
so you may check with them.

but safer a bit is to go to their showroom in OKR and ask.

Only issue is the No. Lift. you may question them why changed and reduced.
Overall other thing are good.
