FD is ok in the short term (6 months?) but not sure if BNM will revise interest rate or not after that. Compared to last year when I was able to secure 4.35% Islamic FD rate with CIMB preferred, now only 3.9% for same 12-month tenure. Hopefully it doesn’t slide below 3.5%

Property wise it depends, if it’s in popular area like Penang or KL prices are actually not changing a lot because of supply glut, even going down in some cases. Probably a bad idea to get into property at this time unless it’s a developing area like Batu Kawan or something, where it’s relatively cheap now and with future development may become a popular place to live.

They are two very different asset classes. For most, you may need both as a form of diversification - but it is not wrong to be highly liquid. On the other hand, you may face issues if you have too much holding in non-liquid assets though.

So my short take on this is that if you have enough in your FD as your emergency funds and would like to diversify to increase your wealth through capital appreciation and rental, property may be a good option.

I prefer being highly liquid though, despite the (possibly) higher potential returns in non-liquid investments
