go tm mesh page and key in your inform, when tm staff call you ask them if can give you free m4

AC86u is definitely better if compare to your existing but, that's for downstairs
for 1400 sqf, ur downstairs speed will be almost at maximum for 5 ghz within 3-5 meters of your router.
but, ur 850L is fully capable of produce maximum speed for lan and wifi 5 ghz beside it. so either your connection and configuration isnt tuned to best
or tm sux lol
if we were to work the budget, then ac86u isnt right choice for now
a single router cannot help you much being two storey house
if can get multiple asus router for aimesh good. but expensive.
however given asus history of supporting their device, buying asus router with aimesh its pretty worthy investment
when upgrade to new router the existing router can still used as mesh node
perhaps get lyra trio 2 pack 1st? still above your budget tho.
then when you want to upgrade, no problem getting better AC or even AX router, and ur lyra trio will still works as node.

if you get free m4, then good, no need to think about asus. free m4 comes with what, 3 packs?
then addition 1 or 2 or 3 m5, 1 router with 3-5 nodes i believe solve any issue you have, even your neighbors can connect with ease.
tp link mesh can connect maximun 6 nodes + router.
however, it limits your upgrade path as only deco line of product can be consider in future
like m5, m9 etc
so far tp link does not have router that can support both deco mesh and onemesh
meaning if getting a C7 in future, it cannot work with deco
