if house in malaysia expensive, who buy it?

i mean if people complain intermediate double storey house @ 700k min, and condo at 900k, = expensive,
then why developer sell at that price, who buy it? scalper? or house cannot sell later due to expensive price?

Landed houses normally built in limited unit. Sooner or later the developer will find a buyer if the location is good. Condo cannot sell? Ask gomen to help lah.

If it is landed, there are still alot of people buying them especially the higher middle class people. If it is condo, then it really depends on location. Most people will not buy if it is ulu places. Heck, even non-ulu place like Cyberjaya also nobody buy.

They earn the 200k profit only, even if they lower the profit, still hardly to sell out. See the bandar baru land cost, RM850/psf x 1000sf land area = RM850,000. Been to a property launch area gleneagle.
Small studio condo/apartment also reach 1mill.
Funny thing is, developer told me only 10 units left for the studio. On the event day, almost every unit already got color stickered. I simply left. My MBB Officer also shake their heads.
Mind you, that was 10 years back.

If it is landed, that might be it but most of the land will be used for highrise. So, effectively your calculation is for ground floor. Other floors should sell for cheap since they are free.
