If difference is price is not too big, would choose L21. Why? Main reason would be i hate driving up and down 6 levels everyday. Actually 4 also bad enough already, but better than 6. Secondary reason would be better view on L21 than L12 (if facing same direction)

damn la.. those that do not own a level 4 or level 6 parking or.. dont own a 21floor high raise building should shut u p la..
giving opinion from yr limited theory thinking.. get the level 4parking ( if can, dont buy.. get a2nd floor parking the max) else u will have this feeling u are being cheated or u will hate your condo |

Whenever you choose higher level although there is a slight increase in price; its actually cheaper because you pay the monthly progressive interest later. The EF bank will not release tye portion of 2b,2c and 2d (structure) since normally after podium completed the lower units are built first. Hence you serve lower monthly progressive payment. Having higher units level normally give better view and translate of better demand later for rental and reselling.

Completely agree Especially for those buying first launch units although can enjoy early bird discount but the owner has to start paying the progressive interest once loan approved, and end up they have to pay up to 4 years interest |

But it is considerably high if you use sand brick. Because sand brick doesn’t retain heat as much as clay brick, which means it will transfer the outside heat into your house. And you are right too because the heat transfers the most through window (conduction & radiation) and through the air (convection). Putting tint on window is the most efficient way to reduces the heat going into your house. Choose the tint with lowest thermal conductivity.
