A condo near kuchai with the level 12 (car park level 6) and 21(car park level 4) . The podium started at level 8 with 2 to 6 storey for the car park. Which one do you choose? And why?

If difference is price is not too big, would choose L21. Why? Main reason would be i hate driving up and down 6 levels everyday. Actually 4 also bad enough already, but better than 6. Secondary reason would be better view on L21 than L12 (if facing same direction)

choose level 4 parking.. this one u drive evwryday... updown updown until u wanna puke.. and hate your own condo

Confused why higher lvl21 CP4 and lvl12 CP6

The higher you are the lower the car park - more expensive unit the nearer the car park access ...

how much is the price different between those 2?

Not much diff of cos go for lvl 21 lo, lulz.

All highrise building get more expensive as it gets higher. And if the difference if not much, its a no brainer to go for higher floor.

Thats make sense. But many fear of the lift broke down issues

If high density then it will get annoying travelling up and down from the lift cause the higher your floor is, the more stops there would be to reach your destination.

Level 12 to Car park 6 would be a shorter distance than Level 21 to Cark Park 4.


Top floor exposes to the sun more and generally higher in temperature. If you on aircond 24/7 then no problem cause otherwise it will be much hotter compared to lower floor. It is actually a benefit for countries with 4 seasons because higher floor during winter will reduce heating cost but since Malaysia only has 1 season which is hot and humid everyday, then lower floor would be a better choice if you don't want to ramp up your aircond.

Bear in mind 12 floor is by no means "Lower Floor". It is normally a sweet spot I would say cause it is high enough to avoid all street noises and pests + a view that is wide enough but not too tall that you only see ants moving around while at the same time low enough to avoid too much heat and sunlight (especially when you live in building close to 30 floors (the 13-30 floors will shield you from the heat )

I have kids and mostly with stroller stay at lvl 6, peak hour damn dulan wait lift damn long,guess what sometimes full haha I rather stay high at least reach me got place to go in

Even if breakdown there will be another lift that you can use, just that you might need to wait longer during peak hours because there will be one less lift serving the traffic

Even if you stay 12 floor you will wait for the renaming lift in case of break down instead of taking the stair unless you enjoy sweating and make yourself tired, taking the stair 6 floor up is not easy especially you have a lot of things to carry with you

I rather the 21 floor with lower car park, at least don't need to turn so many rounds to get in and out if got corner parking lot then is even better

Many people have different view on the heat issue, my mom even said the wall absorb heat during the day and sunset then release heat during night time :x

The heat actually don't come from the floor, ceiling or wall, it is actually from the window and whichever place that allows air, I tinted the window and now solved most of the heat issues already since my balcony is facing west and during sunset my living room get really hot

That is even worse then... at night would be too hot to sleep

Sometimes we have to consider many factors. ESPECIALLY on which country you are living in.

We live in Malaysia whereby it is hot all day everyday. If you live in UK/US etc. their nights gets quite cold even during summer.

If you read up research on lower floor vs higher floor. Most of the cons they point out for lower floor doesn't seem relevant because they are referring it to ground floor/1st/2nd floors.

damn la.. those that do not own a level 4 or level 6 parking or.. dont own a 21floor high raise building should shut u p la..

get the level 4parking ( if can, dont buy.. get a2nd floor parking the max) else u will have this feeling u are being cheated or u will hate your condo

Like I said, tinted all the windows solved the problem, the heat issue is because sunlight Adobe directly into my house and sunset is the hottest whole morning sun is warm

Since then the room temperature during morning and night stay roughly the same and even in hot afternoon the house don't get heat up like before, so the tint definitely helps

I don't need to research on high floor, I'm living in high floor

Used to stay lv28 for a short time, then now lv12

depends on your tolerance on temperature, some people even stay in 24c aircond room also say is warm

most of with the window open, you get fresh air and sometime chilling wind blowing inside which feel very nice especially during raining season, the cold wind blowing in is better than aircond, but during heat wave and haze season it will make your house warmer if keep the window open

somehow i feel like the wind is stronger when you get higher

in certain days during the heat wave season few months ago and sometime during the haze season where it get really hot and stuffy then i will on aircond at 27c most of the time is okay with just ceiling fan during night time, even my bedroom doesn't have aircond, only living room have it and i can still sleep in my room very well with just table fan

it depends on your lifestyle, some people like a lot of natural lights and they open the curtain to let the light in, my parents did that and it literally turn the house into an oven during the day but at night the temperature will slowly return to same temperature with outside temperature

now after staying 10 years on condo, when i go back to landed house in my hometown i feel so hot and stuffy my next house will be above 30th floor, i just like the views and the environment on high rise

Whenever you choose higher level although there is a slight increase in price; its actually cheaper because you pay the monthly progressive interest later. The EF bank will not release tye portion of 2b,2c and 2d (structure) since normally after podium completed the lower units are built first. Hence you serve lower monthly progressive payment. Having higher units level normally give better view and translate of better demand later for rental and reselling.

Especially for those buying first launch units although can enjoy early bird discount but the owner has to start paying the progressive interest once loan approved, and end up they have to pay up to 4 years interest

i just let them say whatever they like and dont want argue so much with them

she say windows tint very expensive la, not much use la, etc etc...after i spend around RM300 to DIY tinted all all the windows then she just keep quiet and never say hot already

She is right though about walls absorbing heat. We call it heat capacity. As heat travels from hot area to cold area, so in the morning when the ambient temperature is colder than the wall, they absorb the heat, and at night when the ambient is colder, they release the heat.

Heat transfer through wall isn’t significant if you use clay brick. But it is considerably high if you use sand brick. Because sand brick doesn’t retain heat as much as clay brick, which means it will transfer the outside heat into your house.

And you are right too because the heat transfers the most through window (conduction & radiation) and through the air (convection). Putting tint on window is the most efficient way to reduces the heat going into your house. Choose the tint with lowest thermal conductivity. And you will save on your aircond bill too

If the wall is made of sand brick then the wall is the culprit of heat.
