With price above 1mil, if smaller size 1300sqft, can look for Tropika. The commercial is confirmed, and walkable to the Link 2.

At least they make thier effort to do some greenery and facility instead of another tower, but for the fancy playground and mini stake park, totally targeting family with young children, since skating is a thing in current era

Information from gallery, there will be a Flora 2 for phase II.
Phase II will have commercial+residentail.

Yes because phase 2 is only 1.something arce land , so have to do commercial , but then phase 2 complete will be 2028-2029 at least ? So long we cant predict the future

No it’s still 600 psf. Would you not expect fairly complete finishings? My point is if low expectations are normalised then developers will get away with anything.

600psf is freaking cheap in kl already

plus it is not normalised, everything from pasar vege to chicken rice price went up so much, either they cut cost give u less 3 piece chicken or increase price to RM8
and why you think property kenot cut cost to maintain price

Skate park will be unnecessary la, how many residents and their kids will be skating? Maintaining it also costs more than a conventional park, want more atas feel, build a Japanese garden with timber deck that can be used as yoga deck or outdoor function area

Nonsense it’s still a fair chunk of change. 300 psf is cheap.Then I’d point ppl to look at overhang units that come with all the frills. Perhaps this is the tipping point that would push people back to subsale or overhang for a higher quality unit.

For me fancy children playground also extra, but package is package, target audience is young family with kids. You either accept or choose other project lo, like fiddlewoodz then got those things u mentioned , another children theme one is est8 . It still build a jog path ard the ground floor and 7th floor, like i said earlier, you can have a 'mini' park that can exercise on ur building instead of drive to bukit jalil park, give and take.

if ppl got money buy overhang subsale unit paying all the downpayment and legal fees, there won't be so many ppl wanna buy new launch already

not everyone is financially stable like you k

Sqwhere is being priced at rumahwip levels with SDB quality as well as their other failed pocket projects.

What I’m saying is that if quality continues to slide backwards on new launches it may well push people to subsale/Lelong/overhang etc. There is a tipping point to what is acceptable.

actually no one know what the new launch quality will be like until it vp, by the time vp and realise quality is bad the unit itself already considered as subsale/overhang or go lelong

just like hawker stall selling u same price over the 5 years but quality given sure downgrade kaw kaw in order to maintain the cost, applies to every industry not only property

This is why people make noise now. If ppl don’t wanna listen it’s their problem. UOA’s recent vp hasn’t been great. You can only control as much as you can at the start of these high rise launches before committing as it’ll only complete 4 years later.

Anyway back to the development at hand, if it’s 100 psf cheaper than Sunway work out if it’s worth your while with the listed deficiencies.
