cause no owner facing any issue yet. owner group usually will appear when someone has problem and seeking for solution through public.
rarely they want to trouble themselves with hassle though monitoring the group.

they can choose to build 1 tower 1st. the other tower can slowly build later as VP not necessary both tower has to be there.
as tower A almost fully sold, the faster they build, the faster progress billing and money coming in.
so, for sure they will rambo to finish it earlier as possible

usually podium and tower block will be very fast as it only duplicate up. the time consuming part is the foundation (which ady done) and the facility floor. (may took up to 6months)

nope, landscaping will be the very last, mostly the last 2months before handover. the time consuming part will be the high level volume and the unique structure of transfer floor which almost everything is identical.

No offences...need to be clear on product segmentation. For eg, Sunway belfield def wouldn't have such facilities like serene. Both flora and serene shares a similarities which are fam orientated...just that facilities wise are quite standard for flora (for now). Workmanship wise...yes both flora and serene will align or even better since both are under SunCon.

60-70% is a rather conservative estimation. dare not put such high expectations then later purchasers go against me.

Would also hope flora will exceed serene but theyre both positioned different which reflects on the price psf.

i dont think EV charger will be provide independently. maintainance fees sure very high if like this.
and the usage or charger will be under utilitise. Maybe 5% of the owner will be using it only and not in daily basis also.

if all owner get the the EV charger port then really is value added.
but i doubt developer willing to spend this kind of money XD
maybe just localise few at each floor

this stage billing should be 2A-stage 1 only. another 5%, total maybe 15% todate?

fast or not i'am not sure. but usually podium will took around 9 months, then 6months for the facility deck

as i remember previously they give a lot of discount which will be rebated during stage billing.
just for discussion, will you all prefer a project to be price higher with a lot of rebate or normally priced with less rebate?
eventually both will get the same amount also.

Assuming all the disbursement is not cover and buyer need to pay by own.
