Previous highrise projects are spring avenue in kuchai lama, not the best workmanship but worth the price.

Previously most of their projects are landed and shoplots mainly in cheras and kajang areas.

Most recent highrise project is damai residence@chan sow lin which just launched for a few months, now already built up to 9th floor.

Imo, yes acceptable.

Price suits its quality, ability to deliver on time?

Look at damai residence, now already stage 2b. Looking at progress, I think it can be completed on time.

The developer is pusaka padu( choon tian group). Completed project a) spring villa semi d mahkota cheras, b) spring avenue condo kuchai lama, c) taman sinar mahkato fasa2 semi d, mahkota cheras d) pusat perhentian kajang, e) spring villa superlink House mahkota cheras.
My concern is a) Venice Hill forenigner issue and soil erosion (Venice Hill House price lower their launching price?
B) tragon puteri have water pressure problem
C) 9ine condo asking price lower than launching price
D) glomac suria residence semi d fully occupy?
E) is it a lake view
F) location deep inside with winding road to main road, hopefully e9 or u city open access to grand saga
G) environment is superb beside sungai putih reserve forest, hopefully whole batu 9 can develop and have shopping mall and commercial area

Nearby mah sing hijauaan residence and sunway cheras have a nice subsale price. Actually the location still can acceptable around 6~7 min to saga. If for own stay should be ok but resale dunno? 888k for 3 storey link house?

Soil erosion?? Thats worse, they need tochave better piling for foundation.. But why most surrounding are dropping price?? Location issue?? What foreigners are those? Site workers??

Soil erosion happens while mag sing hijauan starting their project at 2002, around venice tower 4. Now should be ok.
Foreigner is African but now was reduce. I think condo or high rise building price was drop since a lot of choice for new and subsale condo and the launching price was quite high.
But nearby landed property like mah sing hijauan residence , sunway cheras and taragon puteri marker price was quite good.

I still consider, 90% will buy it. It will launch at 8 August and see the buyer respond. If not mistaken is rm310 per square ft

I noticed the roads lead to this project quite small, tends to jam on high traffic...

Buying the endlot?? The road to this project seems quite small and roadside parking along the road may lead to more jam?? Quite deep in inside..

Batu 9 roads in general are quite small. Expect they will be broaden once linked to ekve.

Wah semi d left one unit, sa inform that semi d left 3 unit and one corner unit which nearby tnb substation this tuesday. This week i see lot of potential buyer visit the orchill Hill site.
Road widening from you City to sunway cheras is on progress. Hopefully, you City and e9 will have new access to saga.

That place is develop a lot of road now, walking distance around 1 - 2 min can reach a bus stop, the bus stop will come every 15 min, it will fetch you to taman suntex MRT , the air is quite good and quite for me is good for retirement

If you need money to do renovation or buy furniture or want hold some cash then select plan b.
If not I think plan a more worth since can save 20k+ for mot

Up to ur credit score.. I think MBB PBB quite good, bank of china seems come lower rate too... MRTA, u get paid with reducing amount if thg happened.. MLTA pay the exact amount u bought, level, and if u survive till end of term, u get cash value but this plan pricey..

I din go for this project at the end... I know they are 2 types of MLTA, one with cash value one without, which one is urs?? If u n ur partner ady have life insurance, then maybe MRTA is better cos u dunned 2 protections at the same time... Ur choice i guess

Risk of abandoning project is high especially those small developers due to covid 19 pandemic. Many SMeE alrealdy tapao for good. Developers will show one by ine later. Brace urself if u all buy all these small dev project. Just look at onw fine example at cheras batu 9- THE MARK KOKO RESIDENCE. And PUDU eyesore (also built during economy downturn)

Guys, managed to speak to SA from this developer, idk but not getting a good feeling on this project. Anyone checked on the KPKT website? SA told me completion is 2022 Dec and they launched this last year, meaning its a 3 years project.
