Who got booking orchid hill cheras batu 9? Any comment on this project? SA say 70% of house was pre booking?

Is it locate between glomac suria Residen and 9ine Condominium and Venice Hill? Any comment or advise on the location and environment?

The developer is pusaka padu( choon tian group). Completed project a) spring villa semi d mahkota cheras, b) spring avenue condo kuchai lama, c) taman sinar mahkato fasa2 semi d, mahkota cheras d) pusat perhentian kajang, e) spring villa superlink House mahkota cheras.
My concern is a) Venice Hill forenigner issue and soil erosion (Venice Hill House price lower their launching price?
B) tragon puteri have water pressure problem
C) 9ine condo asking price lower than launching price
D) glomac suria residence semi d fully occupy?
E) is it a lake view
F) location deep inside with winding road to main road, hopefully e9 or u city open access to grand saga
G) environment is superb beside sungai putih reserve forest, hopefully whole batu 9 can develop and have shopping mall and commercial area

Nearby mah sing hijauaan residence and sunway cheras have a nice subsale price. Actually the location still can acceptable around 6~7 min to saga. If for own stay should be ok but resale dunno? 888k for 3 storey link house?

Soil erosion happens while mag sing hijauan starting their project at 2002, around venice tower 4. Now should be ok.
Foreigner is African but now was reduce. I think condo or high rise building price was drop since a lot of choice for new and subsale condo and the launching price was quite high.
But nearby landed property like mah sing hijauan residence , sunway cheras and taragon puteri marker price was quite good.

I still consider, 90% will buy it. It will launch at 8 August and see the buyer respond. If not mistaken is rm310 per square ft

After 8 Aug launch, then developer will give the detail and spec. But from their build semi d at mahkota cheras material was quite ok but I don't think got timber floor froomthe scale model at developer office

Wah semi d left one unit, sa inform that semi d left 3 unit and one corner unit which nearby tnb substation this tuesday. This week i see lot of potential buyer visit the orchill Hill site.
Road widening from you City to sunway cheras is on progress. Hopefully, you City and e9 will have new access to saga.
