 Sublet tenancy agreement, Help format or link.

Hi,

I am subletting a space in a shop lot near Kajang Sentral fro exiting tenant.

The shop lot size is 24x 75. But I am only renting 12x 50 so the current tenant asking me to prepare rental agreement.

Current tenant is mobile operator. I wish to set up a shop selling clothing.

I have called the landlord. She agreed the tenant sublet to me. I have done few rental agreement but not sublet type.

But I dont know how to prepare rental agreement for sublet. This is my first time.

I am cheapstake. So preparing it can save lots of money vs ask lawyer or agent to do it.

Thank you.

1) Do I need to ask landlord sign on the sublet agreement? Meaning I sign, tenant sign, and lanlord sign, witness sign.
2) This docs need to be stamped?
3) Others.

First of all.. ur landlord allowed sublet onot.. usually in TA.. no subletting allowed. Unless expressly implied..

Ok. If he allowed then just ask him to sign to indicate his consent in the agreement.

Nature of biz of sublet tenant and his details as well as biz reg no and make sure to collect all biz documents, brc etc..ic of director, nature of biz

Copy your current agreement, change terms from landlord to sub-lessor and tenant to sub-lessser, sign, stamp it and done.

You cannot create another t&c since it is sublet.
The contract should between main tenant and you. Owner is contract with main tenant and hv nothing to do with you except you want to bring owner in as consent purpose.

Copy existing contract, adjust part related to you. Get main tenant sign and get owner signed as witness and maybe consent statement. Lease date and validity should follow master agreement.

Very good info there.

But the sublet agreement my landlord ask me specific I sub-lessor prohibited to sub-sublet again. So the tenancy sure cannot follow exatly like the original tenancy agreement. ( Where sublet allowable upon landlord approval)

bad news for you, your landlord tricked you to sublet and if you do so, you shall forfeit your deposit in future.

I have her voice recording ( Wechat ) that she agree the tenanct sublet to me. verbal approval is equally good with written approval.

just pay since your check the price already. rm165 save all the trouble in future. just consider rental sublet first month you give some discount to attract him come in share rental

u plan operate more than 2years above? then pay... if testing market only, then just use mouth agreement.

business good then pay to protect yourself from kick out or increase rental. business no good then adios quickly. i will take this risk to test market
