well, augustinetan, i think i did mention abt d road issue b4, my house in balakong facing the same problem and someone from here keep asking me why bringing up the issue? now you know why... coz it is unacceptable to house owner, we have problem to park car outside our house, road too narrow, somehow, some house have difficulty to drive in the car as the ramp is too steep, looks like u r facing the same problem at your project...i think road issue is unlikely u can do anything but those house rules can talk to dev coz sooner or later u guys will form a JMB, then u ppl hv d rite to amend it...

but pls go check on CF issue, one day u does not see the borang E, meaning unlikely u can move in coz CF will not be issued, and yet the dev delivered the vp(that is illegal), that is totally unfair to buyer, cannot move in, but maintenance and warranty goes on, seek clarification from relevant party...architect, mpkj, developer....
*

[/quote]
that why suggest committe form as soon possible to look into all problem buyer facing,so far nobody seen borang B,only certificate of practical comletion. any comment?

QUOTE(yeh.babe @ Jan 10 2009, 02:50 PM)
i checked with my friend, he told me certificate of practical completion is normally archi issue to contractor after the  building completed and not the same cert archi issue to dev for stage completion, meaning the cert that they show u is not the right cert, i suspect could be the contractor cert instead of the dev cert...why not you ask dev for the original to view, coz they only give u the copy....or quote this cert and seek clarification from architect, i believe architect dare not tell lies as they are liable, PAM will suspense archi licence if they simply issue cert, they will be in great trouble...

some monkey business going, thank for the information, small developer only want to make money.

QUOTE(yeh.babe @ Jan 10 2009, 03:06 PM)
if your snp stated the road width as such, you cannot do anything, mayb u can do is complain to mps, coz they r the approval authority, but this may affect the issuance of cf...mayb u can bring this up to tribunal as design defect/fault but it is very subjective coz tribunal will send in their engineer to do inspection, a lot of technical issue involve, at the end of the day buyer still in a losing end cause time/$/effort to fight with dev involved until you get very tired....

there are other issure like extra maintenance free, sinking free, etc to fight with the developer,at the monent ther no water supply connected ,electrical status unknown?

LOL. Are they developers blind when finalizing their rules and regulations? Straight copy from "generic" condo rules & regulation handbook I believe
I've got just the way to counter the above.

Look what I spotted in their artist impression photo (in brochures/newspaper cutting/magazine review:

according to snp, water & electricity must be connected b4 vp..meaning meter installed, water must have, electricity u can check by bringing a table lamp / light bulb to plug in & test, if no meter installed, then no vp shld be delivered....

maintenance are they offer any package to you? any free thing promised?
*
according to project information feature list ,low monthly maintenance rm65.00(1 st year free)according to SPA 1 months desposit 3 months advance now got to pay 12 months + 1 months advance, check with developer that it for 2 years + 1 months advance,no black and white. javascript:emoticon('')

if dev said collect 12+1 & u get 1st yr free, i will forsee they collect 12+1 is sufficient to maintain for 2 yrs...meaning u guys is actually not getting anything free, am i right to say so?

so, to my opinion, when u guys invited for JMB first meeting, check with the account whether  the dev did pay up as promise for the free maintenance for 1st yr, the dev should not touch any single cent that all buyer paid during first yr coz it is for second yr expenses, make sure they hand over the correct amount of $ to the committee..

a committee have to form first hopefully office space provided by developer to look after amasiarra resident housing problem.
