for renovation, there is one rules. we need to let management to approve the skech for renovation, then we just can start the renovate. and we need to pay RM3K for deposit for management.

because they said we are like condo ... cannot change exterior...

3K can be refundable in case the renovation contractor do not spoil anything...

to entry to the amansiara area, only car with sticker and access card can go in.
others without the sticker and card, all have to park outside.

For thouse who want to stopby, only can go in the area during raining weather.

for those stay very far away from guard house one... have to walk very far ...

Is that so? from where u got that info? for me its ridiculous. are these regulations stated in our SNP or they just can put any rules wht ever they want? Eei banyak sakit hati thinking of this matter. their sales people never mention about this visitors parking or u hav to park outside. they just said we'll get an access card. never mention about visitors. How my parents nak visits?

i get this info when i ask about the access card why only give 1.

they said, salesman is correct, 2 access card only for those have 2 car park. just sales people do not mention.

they claim that, even condo also the same, outsider car are not allow to go in. park outside and walk in.

i reply them, " condo erea not so big, we just walk a bit and take lift. Amansiara area so big, how to walk.... ?? some more the landsite is a hill."

they she just said, " you got car ma, u can drive them in."

but 1 thing i wish to bring to your attention is does anyone of you check with the architect of the project that borang E being submitted? coz only borang E submitted to Majlis Perbandaran Selayang and MPS accepted than only the developer can hand over  vacant possession.

coz VP does not give you the right to stay in, only with CF issued then only can move in. therefore collecting key is just to view on the house and u still hv to wait for the CF.

I will tell you the experience of my friend, another victim of the developer.

My friend and her uncle bought a terrace house with this developer, spa is 24 mths to hand over. they got their VP letter on the dot of 24 mths.
so they are happy and went to collect keys. her uncle is cash buyer and she has bank loan, so the dev send her vp letter only but send her uncle with billing & architect cert.


Added on January 9, 2009, 9:15 pmafter they collect key, her husband found something strange that the dev not claiming their bank. so he called to dev to verify, so d staff  gave him all d excuses. after few mths, only d dev claimed their bank, so my friend called to their bank and req for a copy of archi cert, to her surprise, d archi cert is not as same as her uncle. date is not right, d archi cert is so much later, so she went to tribunal to claim for LAD, coz she knew that d dev is cheating them by sending the fake archi cert to avoid compensation. Immediately after the dev receive her n her uncle tribunal claim, they called her to settle silently. paid to her and her uncle whatever she claim.

just went to site now.

some of the house is like mine. the car cannot park inside, because the carp porch is downhill, car totally cannot go in ( slope is around 40 deg downwars).

donno can ask the contractor modify a bit or not. this house is useless for me if the car porch cannot park the car.

and the main road is big enough. some third and forth floor road is just like one way road. there is a big problem for parking.

i suggest who have the sticker and letter, better goto see ur area first..

for those go there can have a look there....

i only show sticker also can go in.

for second floor , its very dark for the master bedroon and second bedroom.

the toilet is very small and the roof top very low....

it is just very small percentage. some car poch is good enough.
just some are not so good.

there is one small subroad. the road is very very small. 2 side also got house, donno how they park their second car.
some road is small. but only one site got house. then is also consider better.

main road very wide, hence can park second car outside.

it is impossible to place another car outside. because it will block others who want to make a u-turn.
the road is dead end, you have to u-turn back to go out.

the road is quite narrow. is almost fit for 3 point turn only... hence, if some body park a car outside. it will difficult to turn out. maybe the end site contruction not finished yet. i think you have to double confirm when you there ...
