no place for me to ask so far ..... i think should need at least 4K.
last year, he do for whole house for corner house is around 3.3K, this year.. estimate maybe increase for 30%

for your info,
i just discuss with bank agent and got the below conclusion.

my loan is flexi plan.... i dont have to start the payment first ... if i have extra cash, i just put into my current account, it will deduct the principle, then just calculate the interest. which means, if i loan 140k, i have 140k in the current account, i do not have to pay interest. And the money can withdraw anytime. If you withdraw 5K, the ur interest is base 5K.

my current loan rate ( flexi plan ) is
BLR - 0.5 for first 10 years.
BLR - 0.7 for following 20 years.
With this rate, my loan amount is RM 140,252
Monthly installment is RM 864.00

The best rate ( flexi plan ) now already like below.
BLR - 2.2 for first 3 years.
BLR - 2.0 for following 27 years.
If i refinance with this rate, including penalty and document all charges. 10K, and loan another 20K.
total loan amount is RM 170,000
Monthly installment is RM 887

If i refinance after house complete, i can have extra 20K for renovation.
with the monthly installment extra RM 23 / month.
What do you think ????

ya lo... my colleage refinace to make it pay less for every month.

for me.... maybe i will choose to loan more, bcoz since it is flexi plan, if i have money, i will pump in to current account to deduct interest, is better than make FD. just standby the cash if urgent. bcoz renovation will have many unestimate cost occur..

i got the VP today also...

it have to be make payment within 14 days.

i remember that, we make payment first, but receipt come after 1 week, and they claim 10% interest untill the date of receipt, not date of payment.

is it we have to take the key first, they check for any damage ?
or when we collect the key and have to check the damage on the spot ???

the payment only payable by cash and bankdraft ... stated at VP.
